Compensation : $95,000 - $105,000 / yearly

Status : Full-Time

Category : Exempt

Shift : Monday - Friday, 9 : 00am - 5 : 00pm, occasional weekends as needed

Reports to : CEO

Location : Ewing Township, NJ

Job Summary : We are seeking an experienced and highly motivated Director of Maintenance to oversee all aspects of building and facility maintenance across our organization. The ideal candidate will ensure that our facilities remain safe, fully operational, and in compliance with all regulations while managing budgets, projects, and staff efficiently. This position requires strong leadership, technical expertise, and the ability to develop and implement proactive maintenance strategies. The Director will work closely with maintenance managers and supervisors to prevent and solve operational issues, ensuring that key performance indicators (KPIs) are met and maintenance objectives align with organizational goals. Must be available on call 24 / 7 for emergencies.

Key Responsibilities

  • Manage and oversee all maintenance and facility operations, including preventative maintenance, repairs, and capital improvement projects.
  • Supervise and coordinate the repair and upkeep of facilities, buildings, and grounds, including electrical, plumbing, carpentry, painting, HVAC, landscaping, and snow removal.
  • Develop and implement comprehensive preventative maintenance schedules for all facilities and equipment, ensuring longevity and operational efficiency.
  • Plan, organize, and assign daily / weekly work tasks to the maintenance team, ensuring timely and high-quality completion.
  • Oversee and manage all construction and renovation projects, from planning and budgeting to execution and compliance with safety and regulatory requirements.
  • Estimate, develop, and maintain the department's annual maintenance budget, ensuring cost-effectiveness and resource allocation.
  • Approve and oversee different capital projects, including software / machine purchases, installations, and facility renovations.
  • Review and approve vendor bids, manage vendor contracts, negotiate pricing, and approve maintenance-related expenditures.
  • Ensure proper maintenance and oversight of building systems, including mechanical, electrical, fire / life safety, plumbing, and waste management.
  • Establish and implement safety protocols, emergency preparedness procedures, and compliance policies.
  • Develop and implement proactive maintenance strategies and programs to reduce downtime and optimize facility performance.
  • Recruit, hire, train, and mentor maintenance personnel, fostering a culture of professionalism, accountability, and safety.
  • Monitor and evaluate maintenance staff performance, providing ongoing feedback, coaching, and professional development opportunities.
  • Ensure adherence to all legal and OSHA requirements, implementing safety programs and enforcing compliance.
  • Communicate facility needs and updates with senior leadership, department heads, and external vendors.
  • Maintain accurate records of maintenance activities, repairs, inspections, and compliance documentation.
  • Ensure that maintenance KPIs are met, analyzing performance metrics and implementing process improvements as needed.
  • Work collaboratively with other departments to ensure facility needs align with organizational goals and mission.
  • Minimum Qualifications

  • High School Diploma / GED required. Associates Degree or higher preferred.
  • Minimum of 3 years of experience in maintenance management, preferably in residential, nonprofit, or healthcare settings.
  • Minimum of 2 years in a supervisory or management role within maintenance, repair, or construction.
  • Strong knowledge of building systems, including HVAC, electrical, plumbing, structural components, and life safety systems.
  • Proven experience in budget management, cost control, and financial planning.
  • Strong analytical skills to evaluate and improve maintenance processes and efficiency.
  • Excellent organizational and leadership skills with the ability to manage multiple priorities effectively.
  • Knowledge of OSHA regulations, local building codes, safety protocols, and compliance requirements.
  • Experience in implementing and enforcing workplace safety and risk management protocols.
  • Strong interpersonal and communication skills, with the ability to collaborate across all levels of the organization.
  • Ability to develop effective work teams, provide training, and ensure adherence to established procedures.
  • Experience in planning, coordinating, and overseeing major facility projects, including vendor negotiations and bid approvals.
  • Valid driver's license with a clean driving record (no more than three suspensions or points in the past three years).
  • Physical ability to perform job tasks, including lifting between 50 - 100 pounds, bending, stooping, pushing, pulling, and extended periods of walking.
