Overview: The Community Manager assumes responsibility for the daily operations overseeing the management of team members, daily activities, and available resources. Their primary objective is to achieve the established budgeted financial and operational goals while ensuring compliance with Company policies and procedures. In this fast-paced environment, the Community Manager will utilize their professional skillsets to efficiently manage the property, motivate team members, and deliver high-quality service to our community's residents.
Primary Duties:
- Maintains the physical asset by conducting site inspections to ensure the buildings, units, grounds and amenities meet appropriate standards for cleanliness, safety and overall appearance. Makes recommendations for physical repairs and/or replacements
- Achieves targeted revenues by establishing competitive rental rates, ensuring timely collection and posting of rent and fees, minimizing monthly expenditures, and preparing and reviewing monthly financial reports
- Submits incident reports to document and track progress, while collaborating with insurance providers to handle claims effectively
- Oversees capital improvement projects – collecting proposals, bids, successful completion, etc.
- Collaborates with team, site supervisor and upper management to implement appropriate marketing strategies to achieve occupancy goals.
- Reviews rental applications and lease forms for accuracy in compliance with established policies and procedures and relevant laws/regulations
- Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.
- Ensures the property’s maintenance team members comply with the Company’s standards with respect to responding and completing resident service requests.
- Oversees employee relations including hiring and onboarding new employees, reviewing and approving timesheets, training and motivating site personnel, conducting performance evaluations, and ensuring the team is operating in accordance with company policies and procedures.
- Effectively handles payables by carefully reviewing invoices to ensure accuracy and prompt payment, while also overseeing vendor setup and compliance
Performs other duties as necessary to meet the needs of upper management, residents, and the property.
