Overview: The maintenance technician is responsible for a wide range of tasks including, apartment make readies, property and grounds upkeep, managing resident service requests, and maintaining HVAC, plumbing, and electrical systems. They are a highly skilled professional with a practical mindset and exceptional attention to detail. The ideal candidate should possess the ability to work independently and responsibly while adhering to all health and safety guidelines. Their objective is to ensure that buildings and common areas are maintained in optimal condition. Additionally, the technician will play a crucial role in achieving high levels of customer satisfaction by promptly addressing and resolving customer concerns and needs.
Primary Duties:
- Ensures resident service requests are completed appropriately and in a timely manner
- Provides a high level of customer service and always represents the company in a professional manner to promote a positive work environment and resident living experience
- Works in congruence with the maintenance supervisor in ensuring the quality and efficiency of the make ready process within the designated timeframe.
- Maintains grounds, common areas, amenities, pool, and overall curb appeal to keep them clean, free of litter and presentable at all times
- Coordinates and installs, inspects, repairs, and maintains the electrical, plumbing, mechanical, pool equipment and HVAC systems
- Responsible for upholding required individual certifications and licensing
- Works directly with maintenance supervisor and vendors to oversee completion of site projects
- Maintains order and cleanliness in the maintenance shop
- Performs routine preventative maintenance and biannual unit inspections and reports any unusual or extraordinary circumstances to the maintenance supervisor or community manager regarding the property or the residents
- Responsible for maintaining the required property attire and always ensuring a professional appearance and attitude. Demonstrates pride in their work.
Performs other duties as necessary to meet the needs of upper management, residents, and the property.
