What are the responsibilities and job description for the Facility Maintenance position at Area 10 Agency on Aging?
TITLE:
Facility Maintenance – full time or part time, hourly (non-exempt)
DESCRIPTION:
The purpose of this position is to respond to and provide repair and maintenance of Area 10 facilities, including rental units (total of 48 units in Ellettsville and 12 units in Bloomington). Position reports to Housing Manager.
RESPONSIBILITIES:
1. Troubleshoots maintenance problems involving electrical, structural, plumbing, and equipment repair or replacement. You must know how to think outside the box for repairs.
2. Performs preventative building maintenance duties, including caulking, sealing, and repairs. You must be somewhat familiar with these types of repairs as needed and know the correct type to use for inside, outside areas.
3. Performs routine plumbing repairs such as unstopping toilets (possibly replace), sinks, fixing water leaks, leaking faucets, garbage disposals (possible replace), rule out basic issues with dishwashers, and water fountains (hydration stations). You must understand that sometimes potential repairs should be checked to the best of your ability, be able to advise the Housing Manager of what you have attempted, so an informed decision can be made regarding calling an outside vendor or replacement of item.
4. Performs routine electrical repairs such as changing light bulbs, fluorescent lamps, and repairing or replacing ballasts and light fixtures. For these repairs you must feel comfortable doing basic electrical work. You should be comfortable with ladders with heights ranging from 12-24 feet. As well must be comfortable with moderately tight spaces.
5. Repairs, replaces, relocate doorknobs/locks, repair door closures (shaving or adjusting hinges), including the tenants mailbox locks.
6. Performs timely apartment turnovers, including drywall/trim patching, painting, deep cleaning and countertop replacement or countertop painting.
7. Performs basic janitorial needs of Area 10 office space and common areas of Edgewood Village Apartments.
8. Knowledge and ability to repair decks, woodworking experience. Must have the correct understanding of how to recognize when a deck may need repaired and be able repair it correctly.
9. Monthly gas & meter reads, quarterly air filter changes.
10. Other duties as assigned.
KNOWLEDGE AND SKILLS:
Knowledge of trades related to building maintenance and repair, including use of machinery, equipment and tools necessary for the maintenance of facilities. Knowledge of occupational hazards and safety precautions. Skills in reading and following blueprints and assembly instructions. Driver’s license required. Ability to communicate and respond to emergencies effectively. You must have basic computer skills and be able to research solutions. You must be able to work independently and with minimal supervision, while accomplishing the projects that are assigned to you in an efficient manner.

Pay: From $18.00 per hour
