Asset Manager

Greenville, SC-based contract real estate services company is seeking a candidate for our asset management team. The position entails financial analysis and loan assumption underwriting to be performed for all types of commercial real estate, including multifamily, office, retail, industrial and hospitality. Job functions include, but are not limited to, sponsorship and management analysis, market research, property condition report analysis, inspection report review, third party report review, loan document review, and financial analysis and projections. Must have experience running own transactions. Must be proficient in Microsoft Office; especially Microsoft Excel, Word and Outlook.

Primary Responsibilities Will Include :

  • Completion of loan assumption underwriting; including narratives, property level financial analysis, and full sponsorship credit analysis.
  • Financial and market analysis to identify the current and anticipated risk with lender portfolio assets.
  • Completion of reserve draw requests for capital expenditures or tenant improvements / leasing commissions to ensure that documentation provided aligns with the Lender’s Servicing Agreement.
  • Completion of various lender consent requests including transfers of interest, management changes, easements, and changes in collateral.

Skills / Experience / Education Required :

  • College degree in finance / accounting, business administration or other field related to business.
  • Strong analytical and financial skills essential.
  • Working knowledge of cash flow modeling.
  • Ability to multi-task in a fast-paced environment; be proactive, self-motivated and goal oriented.
  • Strong communication skills given the need to communicate effectively in oral and written form with clients, property staff, colleagues and members of the real estate community.
  • Ability to work within a team and under tight deadlines.
  • Ability to effectively prioritize and handle multiple tasks.
  • High commitment and strong self-motivation, with a strong work ethic.
  • Committed to delivering the highest quality work product; strong attention to detail.
  • 3-5 years of Fannie Mae / Freddie Mac Asset Management experience a plus. Some experience with agency loan assumption underwriting required.
