Arnold Grounds Apartment Management is dedicated to providing safe, high-quality, and affordable housing to communities in need. We manage several affordable housing properties focused on Project-Based Section 8 and Low-Income Housing Tax Credit (LIHTC) programs. Our mission is to enhance the lives of our residents through exceptional property management and maintenance services.

We are seeking an Experienced Maintenance Coordinator to join our team and help ensure our properties remain well-maintained, compliant, and safe for our residents. Position Summary :

The Maintenance Coordinator plays a key role in ensuring the physical upkeep and operations of multiple affordable housing properties. This individual will work closely with CEO, Area Vice Presidents and Regional Property Managers with a focus on maintenance and special projects, manage vendor relationships, trac, and ensure that maintenance staff deliver timely and high-quality services.

Key Responsibilities :

  • Oversee day-to-day maintenance operations for affordable housing properties, ensuring compliance with HUD and LIHTC regulations.
  • Coordinate and prioritize service requests, preventative maintenance schedules, and unit turnovers.
  • Supervise and support maintenance technicians, ensuring work is performed efficiently and meets quality standards.
  • Manage vendor relationships, obtain bids, and oversee contracted services.
  • Ensure all properties comply with safety standards and building codes.
  • Maintain accurate records of maintenance activities, inspections, and compliance documentation.
  • Assist with budget planning and monitor expenses related to maintenance operations.
  • Conduct routine property inspections to identify and address maintenance needs.
  • Collaborate with property managers to ensure resident satisfaction and timely response to maintenance issues.

Qualifications :

  • Minimum 5 years of maintenance experience, preferably in affordable housing or multifamily properties.
  • Proven ability to supervise and coordinate maintenance teams and vendors.
  • Familiarity with preventative maintenance programs, HVAC, electrical, plumbing, and carpentry.
  • Excellent organizational and communication skills.
  • Proficiency in property management software and maintenance tracking systems.
  • Ability to work well under pressure and manage multiple priorities.
  • Valid driver's license and reliable transportation required.
  • Preferred Qualifications :

  • HVAC or other relevant trade certifications.
  • Experience with HUD REAC inspections and compliance audits.
