Maintenance Supervisor

Arnot Realty is seeking an experienced and dynamic Maintenance Supervisor who thrives in a fast-paced environment and knows how to guide a team to success! If you’re passionate about keeping things running smoothly – from the daily work orders to the customer experience – we want you on our team. We’re looking for someone who can juggle the day-to-day operations of Maintenance, Groundskeeping, and Housekeeping with a customer service and solution-driven mindset.

What You’ll Do
  • Supervise & Inspire: As an experienced leader you’ll guide, motivate, and inspire your team to provide top-notch service to our tenants. You’ll hire, train, and support Maintenance Technicians, Groundskeepers, and Housekeepers, fostering a culture where everyone thrives.
  • Team Performance Guru: Help your team set ambitious goals, assess their performance, and continuously improve. You’ll use feedback and data to make sure we’re always getting better.
  • Problem-Solving Prodigy: Work with team members to tackle maintenance hurdles head-on, reviewing and evaluating our practices and helping them solve problems with the skill of a seasoned troubleshooter.
  • Master of Maintenance: Oversee preventative maintenance programs, apartment turnover schedules, and customer service requests ensuring timely and high-quality completion, inspecting and monitoring the progress along the way.
  • Work Order Whiz: Partner with the Operations team to ensure that all work orders are handled quickly, efficiently, and with a customer service focus. Coordinate daily work schedules and prioritize tasks across teams to meet operational goals.
  • Continuous Improvement Innovator: Drive opportunities to enhance our properties & processes, making immediate improvements and enhancements that align with our company goals.
  • Tech-Savvy Champion: You’ll be a software pro, using platforms like Appfolio, Wasp, and Microsoft Office to manage day-to-day operations and tracking department tasks. Be the champion for productivity tools.
You Have
  • Relevant Experience: You've been in the Maintenance or Property Management game for at least 15 years, with plenty of experience managing teams and tackling complex projects.
  • Leadership Skills: With 10 years of experience managing teams of 10 or more, you're an expert at keeping your crew motivated and focused on delivering results.
  • Scholarly Expertise: You've got a Bachelor’s degree or an Associate’s degree with an additional 5 years of experience in building trades, carpentry, or related field. But what really counts is your hands-on expertise in team management & facilities maintenance.
  • Tech-Savvy: Experience using software programs that are used for managing work orders, inventory, scheduling, and communication.
  • Industry Insights: Thorough knowledge of the best practices, tools, and equipment used in multi-family and commercial properties for maintenance and repairs.
  • Task Juggler: The ability to manage multiple tasks, meet deadlines, respond to requests on a timely basis, and be flexible with changing business needs, while maintaining thoroughness and accuracy.

You Should Be Able To
  • Lift & Carry: Able to frequently lift, move or carry items weighing 50 pounds.
  • Maneuver Properties: Able to move about properties often including ascending/descending stairs and ladders.
  • Be Flexible & Mobile: Able to bend, squat, kneel, twist and walk for periods of time while inspecting/addressing properties or equipment.
  • Use Tools & Technology: Tolerate repetitive motions of the wrists, hands, and fingers.
  • Exchange Information: Able to frequently operate electronic devices, as well as communicate with tenants, vendors, and colleagues to exchange accurate information.
  • Inspect Projects: Able to observe, inspect and assess maintenance projects which includes travel to and from property locations on a regular basis.
  • Drive Vehicles & Operate Equipment: A valid driver’s license with a clean driver’s history report and satisfactory background check.
