The Real Estate Servicer position oversees real estate loans, ensuring compliance with loan agreements and maintaining the overall health of the loan portfolio. This position completes all real estate boarding & servicing functions, reports monitoring, and assists with quality control for real estate loans, including 1st and 2nd mortgages serviced by the Credit Union.
Essential Functions and Responsibilities
1. Personally, provides exceptional member service; uses Service Standards in every work-related interaction.
2. Actively participates in meeting the goals of the department and the Credit Union.
3. Work cooperatively with others as part of a formal or informal team to accomplish department and Credit Union goals.
4. Provides excellent service by using a positive and professional tone to assist callers and team members accurately, thoroughly, and as efficiently as possible while maintaining consistent and friendly service.
5. Uses organizational tools and techniques to complete tasks on time and successfully manage multiple competing priorities simultaneously. 6. 6. Maintains a high level of knowledge in all real estate loan functions; to include but not limited to origination, funding, and servicing.
7. Delivers a high level of service to team members and members when handling inquires and service issues.
8. Serves as the first line of service escalations; responding in a manner that reflects the service experience expectations of the department and organization.
Operations
9. Provides assistances for all real estate product inquiries, including but not limited to first lien mortgages serviced by a sub servicer and HELOCs/Fixed Equity loans serviced in house, escrow balances, payment schedules, and insurance requirements.
10. Conducts research and completes processing on more complex member and team member service requests.
11. Acts as a liaison for other departments and vendors, in partnership with Loan Servicing leadership to identify service opportunities.
12. Responsible for servicing & monitoring team member real estate loans.
13. Partners with servicing vendors to ensure service meets the service expectations of the Credit Union.
14. Works with all real estate vendors to handle any inquiries; may include the resolving of missing documents.
15. Creates wire requests as needed to complete real estate transactions.
16. Partners with the Accounting & Finance Department on all inquiries related to real estate loans.
17. Process and review loan payoffs to ensure loans are closed out according to established procedures.
Reporting and Compliance
18. Performs quality assurance processes for all real estate loans originated by the Credit Union.
19. Ensures accurate reporting of mortgage financial figures for accounting and finance purposes, including the balance of daily fundings and payments with appropriate vendors.
20. Reports and remits funds to investors and vendors, as applicable.
21. Reviews a sampling of funded loans packages and file documentation to verify the accuracy of file content, ensure all required signatures and dates have been captured, and verifies that all loan stipulations were met and documented, as appropriate.
22. Monitors all reports provided to the Credit Union by all real estate partners & vendors.
23. Monitors and reviews flood, hazard, & fire insurance reports to ensure adequate insurance coverage and ensure force placed insurance is in place, as required.
24. Review delinquent property tax reports to ensure servicer is working with members to ensure a timely resolution.
25. Ensures that all secondary market reporting and servicing are carried out in compliance with applicable regulations.

The pay range for this position is listed below.
Starting pay for successful applicants is generally within the minimum to midpoint of the pay range. Our consideration for pay is designed to support career growth and development over time. Offers extended depend on a variety of job-related factors, including but not limited to individual experience, knowledge, training, education, geographic location, market demands, and internal equity.
Pay range:
Minimum: $27.55/hour | Midpoint: $34.44/hour| Maximum: $41.33/hour
