POSITION SUMMARY

Ally Property Service, a leading property maintenance company, seeks a motivated and detail-oriented Maintenance Business Development Associate. This role is perfect for someone with a passion for community maintenance services, an entrepreneurial spirit, and the ability to build strong, lasting relationships. This is an internal business development role primarily focused on managed communities within the portfolio of our sister community management companies.

RESPONSIBILITIES
- Sales Leadership: Lead initiatives to expand our work orders as well as our pool, janitorial & maintenance services portfolio within luxury condominiums and homeowner associations.
- Client Understanding: Listen carefully to the needs of our internal clients, our Community Association Managers (CAMS), identifying pain points and tailoring sales approaches accordingly.
- Proactive Maintenance Vision: Develop and implement property maintenance programs (e.g., gutter cleaning, pressure washing) and propose projects that address issues like trip hazards.
- Client Qualification: Assess client needs, budgets, and readiness for our services, helping them develop tailored plans within financial constraints.
- Relationship Building: Build strong relationships with key stakeholders, including Board members and potential clients, to identify and pursue new business opportunities.
- Business Development: Identify new opportunities by networking, attending trade shows, and industry events. Present, propose, and sell bundled pool, janitorial & maintenance service effectively.
- Technical Expertise: Leverage experience in maintenance for work orders (e.g., drywall, plumbing, electrical, and mechanical services) to propose solutions for property needs.
- Proposal Writing: Review scopes of work, estimate time and materials, and write compelling proposals. Schedule follow-up appointments to ensure timely responses and close deals.
- Operational Oversight: Collaborate with operations teams to ensure efficient service delivery, including budgeting, financial reporting, and vendor performance management.
- Client Relations: Act as a primary point of contact for key clients, ensuring satisfaction, addressing concerns, and attending Board meetings as needed to build rapport and sell recurring bundled pool, janitorial & maintenance services.
QUALIFICATIONS:
- Industry Knowledge: In-depth understanding of condominium, townhome, homeowner associations, and office park maintenance services.
- Property Management Experience: Previous experience in property management and maintenance is highly advantageous.
- Problem-Solving Skills: Ability to creatively and strategically solve problems.
- Flexible Hours: Ability to work flexible hours to meet client needs and deadlines.
- Financial Acumen: Solid understanding of financial statements and general accounting practices.
- Travel Flexibility: Willingness to travel within the Central Florida area counties to visit managed properties and meet clients.
- Technical Skills: Proficiency in maintenance services (drywall, plumbing, electrical, mechanical) and proposal writing.
EDUCATION & EXPERIENCE
- Business development experience
- High School Diploma or GED required
SCOPE & WORKING CONDITIONS
- Scope: Frequent travel within the Eastern & Central Florida counties to visit managed properties, attend Board meetings, if need be, and build rapport with both managers and Board members.
- Detail-Oriented: Deadline-driven and detail-oriented with the ability to assess scopes of work, manage time and materials, and deliver results.
- Mobility: Must be able to walk through properties, sometimes involving stairs, uneven surfaces, and extended periods of standing.
- Manual Dexterity: Frequent use of hands for writing, typing, and handling maintenance-related tools or equipment.
- Lifting: Occasionally lift and carry materials or equipment up to 30 lbs.
- Travel: Regular local travel to client sites, with occasional long hours due to Board meetings and client needs.
- Reporting: This position will report directly to the VP of Maintenance Services.
