The Position
ArtYard is looking for a full time Facilities/Maintenance Supervisor to join our collaborative, supportive, and diverse team. You will personally take care of the myriad of day-to-day and periodic property maintenance and repair needs of the organization, including the upkeep of equipment and supplies, renovation projects, waste disposal, fire systems and safety inspections, and cleaning. When needed, you will engage and supervise the services of vendors, as well as provide support to staff in the preparation and production of cultural programming events and projects.
This is primarily a “hands-on” position, and on any given day you may be salting the walkways in the morning and fixing a leaky faucet in the afternoon. If you like variety and are pretty handy, this job may be for you!

Since opening in 2016, ArtYard has brought provocative art, performance, and creative mischief to Frenchtown, New Jersey. We are an incubator for creative expression and a catalyst for collaborations that reveal the transformational power of art.
Our campus includes ArtYard Center, home to exhibition spaces, a 162-seat theater, and offices; two artist residency buildings; and a warehouse accommodating a workshop, our partner organization Studio Route 29, and other commercial space, and spanning approximately 30,000 square feet.
Key Responsibilities
Reporting to the Deputy Director, liasing with an external Facilities Consultant and collaborating extensively with others, the Facilities/Maintenance Supervisor is responsible for performing, supervising, and coordinating service functions to ensure the efficient upkeep of ArtYard’s buildings and grounds. For instance:
- Keeps the properties in good repair and cleanliness by performing electrical, HVAC, plumbing, construction, painting, janitorial, maintenance and landscape work on systems, equipment, and buildings; engages vendors for services when needed.
- Conducts periodic inspections of the facilities and grounds to identify seasonal upkeep needs, perform repair and maintenance work as needed and/or recommend alternative solutions to Sr. Leadership.
- Engages vendors and supervises work for the completion of modest capital improvement projects (e.g. those under $50K, for instance bathroom renovations, exterior painting, etc).
- Ensures cost effectiveness of time and resources by working within established budgets, negotiating fees with vendors, conserving organizational resources, and procuring supplies/equipment, etc. considering cost and reliability.
- Monitors fulfillment of vendor contracts/agreements, ensures terms and conditions are met, and verifies invoices for approval.
- Under the direction of the Facility Consultant and internal leadership, assists in the performance of work relative to large capital projects, cost-reduction initiatives, maintenance schedules, and compliance with all applicable building codes and other legal requirements (e.g. ADA compliance).
- Directly responds to (or arranges coverage for) on-call emergencies including weekends, evenings, and holidays, resolving situations and/or escalating for further action.
- Ensures a physically safe and productive workplace by collaborating with staff (including HR Mgr) to identify and resolve prospective hazards, ensure compliance with OSHA and other regulations, respond to staff requests for workspace and ergonomic adjustments/repairs, and to define and deploy an Emergency Response program.
- Creates and updates project management database or spreadsheets to ensure timely progress and completion of projects, and to provide status updates to relevant staff.
- Helps staff with the physical logistics needed for programs, exhibitions, performances, etc, and completes other duties as assigned.
We are looking for:
- 5 years’ experience in facilities, maintenance and repair services in commercial buildings and grounds, or other relevant settings
- Able to evaluate vendor qualifications and recommendations through a working knowledge of electrical, HVAC, plumbing, construction, painting, maintenance and landscape systems and equipment
- Able to perform modest repairs and preventive maintenance chores
- Proficiency in planning and managing schedules (including the sequencing, timing, and critical path for projects)
- General computer literacy including email, spreadsheets, documents, etc. and ability to update project spreadsheets and work orders.
- Good with detail, recordkeeping, and accuracy
- Able to comfortably communicate (both verbally and in writing) and work in a fluid, unstructured, and changeable environment
- Able to self manage, meet deadlines, and plan for and work within multiple and competing priorities
- Able to lift/move up to 50 lbs, climb ladders, and use hand trucks, dollies, etc

Estimated salary range is $28-$31/hour (depending upon skills and experience), plus benefits.
