Position is Monday through Friday 8 am to 5 pm with the ability to work additional hours as needed.
SUMMARY: Under the supervision of the assigned manager, the Property and Collateral Inspector supports the loan department functions including but not limited to property and collateral inspections, construction inspections, and floor plan checks. The incumbent inspects properties and/or collateral on loans within assigned authority to document condition, marketability. The incumbent will take photos and generate/compile various reports for the lenders’ review.

Pay Range: $19.46 - $23.11 per hour

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Drive to various sites for field inspections; take pictures of the subject real estate property, surrounding area, construction sites, floor plans and/or collateral.
- Generate/compile a report of data collected to enable the lender to review subject property, monitor construction progress, floor plans, and/or collateral. Detailed notes and comments of property and/or collateral condition, floor plan missing inventory and/or exceptions derived from the field site inspection will be included on the Inspection Report.
- Review blueprints and/or other available subject documents. Take pictures of the construction site to document construction progress and provide information for subsequent Inspection Report.
- Complete the Inspection Report to be used by the Appraisal Review Department.
- Generate/compile a progress report to enable the lender to monitor the construction progress and to ensure construction draws do not significantly exceed construction progress.
- Respond to questions from lenders regarding Inspection Reports and/or construction progress reports.
- Ensure physical inspections and inspection reports are conducted on a surprise basis for loans with a floor plan line of credit.
- Conduct real estate title searches through circuit courts.
- Understand and comply with bank policy, laws, regulations, and the bank's BSA/AML Program, as applicable to your job duties. This includes but is not limited to; complete compliance training and adhere to internal procedures and controls; report any known violations of compliance policy, laws, or regulations and report any suspicious customer and/or account activity.
- Cross-sell other services of the bank.

EDUCATION and/or EXPERIENCE:
- High school diploma or general education degree (GED) required.
- 1 year knowledge of real estate and 1 year knowledge of construction required.
- Knowledge of deeds and legal descriptions preferred.
- Previous experience in a lending related field preferred.
- Proficiency in Excel preferred
- Must possess a valid driver’s license
- Must possess the ability to read blueprints
- Must possess the ability to fill out forms showing actual level of construction completion which includes estimating the percentage complete of each construction component and/or phase
- Must possess the ability to navigate the county based on both maps and GPS devices
- Must possess basic math skills including the ability to calculate percentages and dollar amounts
- Must be able to arrive at work on time, work on site and have regular work attendance.
