Position Overview:
We are seeking a highly skilled Preconstruction Manager to join our team. This role is critical in ensuring accurate cost analysis, bid preparation, and strategic planning for our multifamily and commercial construction projects. The ideal candidate will have extensive experience in estimating, strong analytical skills, and a deep understanding of framing and concrete construction. Experienced project managers looking to transition into preconstruction and estimating are encouraged to apply.
Key Responsibilities:
- Estimating & Cost Analysis: Develop accurate and detailed cost estimates based on project specifications, historical data, and market conditions.
- Bid Preparation: Prepare competitive bids and proposals, ensuring all cost components are thoroughly analyzed and accounted for.
- Subcontractor & Vendor Coordination: Engage with subcontractors and suppliers to obtain accurate pricing and ensure competitive bids.
- Scope Reviews: Conduct detailed scope reviews to confirm alignment with project requirements and contract documents.
- Cost Value Options: Identify cost-saving opportunities while maintaining project integrity and quality.
- Preconstruction Planning: Collaborate with project teams, architects, and engineers to refine construction plans and identify potential cost implications.
- Risk Assessment: Evaluate potential risks related to budget, schedule, materials, and constructability.
- Client & Stakeholder Engagement: Communicate effectively with developers, owners, and project stakeholders to ensure alignment on project goals and financial feasibility.
Requirements:
- Extensive experience in estimating, with a deep understanding of framing and concrete construction.
- Minimum 5 years of experience in preconstruction, estimating, or project management with a strong desire to transition into estimating.
- Proficiency in construction estimating software such as Procore, Bluebeam, or similar platforms.
- Strong ability to analyze and interpret construction drawings, specifications, and contract documents.
- Excellent negotiation and communication skills to coordinate with subcontractors, vendors, and project teams.
- Knowledge of material costs, labor rates, and market trends to provide accurate and competitive estimates.
- Ability to work independently and as part of a team, managing multiple tasks while meeting strict deadlines.
- Experience with cost value engineering and alternative material selection to optimize project budgets.
- Bachelor's degree in Construction Management, Engineering, or a related field (preferred but not required with equivalent experience).
- Have Successfully Estimated and won projects from 5 to 50 million.
- Have a proven win rate of at least 65% or more on project bid and won.
- Must Be US Based.
Additional Preferred Qualifications: (Preferred Not Required)
- Background in general contracting with experience in framing and concrete work.
- Strong relationships with subcontractors and material suppliers in the industry.
- Experience working on large-scale multifamily, mixed-use, or commercial projects.
