Position Overview:
A District Manager (DM) is responsible for the overall health and performance of a portfolio of manufactured housing communities (typically 10-15 properties / 1500-2000 homesites). All DMs are part of the middle management team and report to the Vice President of Operations (VPO). It is imperative that each DM is aligned with Ascentia’s culture and embraces Ascentia’s Mission, Vision, and Values.
The DM is responsible for executing the strategic vision and plans for the District developed with and provided by the executive team. A DM’s primary responsibility is to lead and manage a team of Community Managers and ensure they have the tools, training, resources and support necessary to effectively run each community. The DM will be most effective when he/she builds a strong team (including community managers and on-site employees, Home Office personnel, contractors, vendors) with common goals and objectives.
The DM is responsible for maximizing NOI and operational cash flow within the assigned district. This is primarily measured and accomplished by effectively executing on Ascentia’s 5 Pillars of property management:
1. Occupancy – maximizing occupancy of our communities
2. Collections (delinquency) – effectively and consistently collecting rent owed
3. Customer Service – understanding the needs of our residents and exceeding their expectations
4. Cost Control – managing budgets and controlling each community’s operating costs
5. Curb Appeal – ensuring each community is clean, well kept, and well maintained
Key responsibilities include:
· Strategic and Tactical Planning – executing on strategic plans for the communities in the district and reporting to the VPO and executive team.
· Team and Task Management – overseeing the Community Managers and the day to day operation of each property within the district (summary of CM daily responsibilities attached).
· Personnel Management - ensuring that each CM is properly trained, understands the expectations and requirements of the job, and has the necessary tools and resources to fulfill the job duties and receives regular feedback on his or her performance. The DM should encourage professional growth through annual goal setting and continuing educational opportunities.
· Customer Service – providing excellent customer service to your team and residents and resolving issues raised by residents and team members.
· Marketing – understanding the local market for each community and working directly with the Director of Marketing to formulate and execute determined strategies.
· New Home Initiative – managing the cost and timeline of all new homes being moved into the district on an annual basis.
· Capital Project Management – overseeing the planning, budgeting, and completion of capital projects.
· Special Projects - managing special projects as they pertain to the district or specific community in the district (including creation and execution of a written plan, obtaining written bids and reporting on the status of each project).
· Infrastructure and private systems – overseeing the operations and maintenance of the community infrastructure and, when applicable, private utility systems.

· Proven skill in creating and managing to a budget.
· Demonstrated ability to represent Ascentia’s interests in all circumstances.
· Ability to lead and manage a team of 20-30 people on average.
· Proven proactive and critical thinking skills
· Ability to utilize operating financial data to model performance, analyze data, and report recommendations.
· Ability to analyze and track financial information and key performance indicators.
· Computer and IT literacy (Microsoft Office, Outlook, Yardi, Mosaic, Purchasing Platform, etc.).
· Yardi experience desirable
Education & Experience:
· Bachelor of Arts/Bachelor of Science degree desirable.
· Regional Manager experience (5 years minimum)
· Certified Portfolio Manager (CPM), Certified Apartment Manager (CAM), and/or Certified Apartment Portfolio Supervisor (CAPS) certification desirable.
· Minimum 5 years of leadership and managerial experience.

Pay: $110,000.00 - $130,000.00 per year
