Job Overview
We are looking for an experienced General Manager (GM) to oversee the operations of a regional shopping mall. The GM will be responsible for ensuring the mall runs smoothly on a daily basis, driving financial performance, managing tenant relations, overseeing property maintenance, and leading a team to create an exceptional retail experience. Key Responsibilities:
- Financial Performance & Budgeting:
- Develop and manage the annual budget, ensuring profitability through cost controls and revenue-enhancing initiatives.
- Achieve targeted financial outcomes, such as increasing Net Operating Income (NOI) by managing expenses and identifying new revenue streams.
- Regularly report financial status to ownership, providing insights into performance and recommending improvements.
- Leasing & Tenant Management:
- Oversee leasing activities, ensuring strong occupancy levels by negotiating leases, managing renewals, and marketing available spaces.
- Build and maintain positive relationships with tenants, addressing concerns and ensuring a high level of tenant satisfaction.
- Work closely with the leasing team to develop strategies to attract and retain high-quality tenants.
- Property Operations & Maintenance:
- Ensure the mall is well-maintained, clean, and compliant with all health and safety regulations.
- Manage routine property maintenance and capital improvements to enhance the property’s value and appeal.
- Oversee security, maintenance, and vendor relations to ensure a seamless operation.
- Team Leadership & Development:
- Lead and mentor a diverse team, including maintenance, security, and administrative staff, ensuring high performance and efficient operations.
- Provide guidance and development opportunities to team members, fostering a collaborative and productive work environment.
- Stakeholder Engagement:
- Act as the primary liaison between the property owner, tenants, and internal teams.
- Regularly communicate updates to ownership, ensuring alignment with the owner’s investment objectives and operational goals.
- Community & Marketing Initiatives:
- Partner with marketing teams to create campaigns that drive traffic, enhance the mall’s visibility, and promote events.
- Build relationships with the local community, positioning the mall as a go-to retail and entertainment destination.
- Risk & Compliance:
- Monitor legal compliance, manage risk, and ensure adherence to all applicable codes and regulations.
- Address any safety, security, or operational risks proactively to mitigate potential issues.
Qualifications:
- Education & Experience:
- Bachelor’s Degree in Business, Real Estate, or a related field.
- Minimum of 10 years of experience in commercial property management, with at least 5 years in a leadership role.
- Strong experience in retail leasing and tenant relations.
- Skills & Abilities:
- Proven ability to manage budgets, financial reporting, and cost control measures.
- Exceptional leadership and interpersonal skills, with the ability to manage diverse teams and build positive tenant relationships.
- Strong problem-solving abilities and a solutions-oriented approach to challenges.
- In-depth knowledge of local market trends, real estate regulations, and building codes.
Job Type: Full-time
Pay: $70,000.00 - $90,000.00 per year
