AW Title
Summary:
Searches public records using Title Data Information Plant and examines documents to determine record status of property title and type commitments in accordance with company examining procedures and established policies.
Responsibilities:
- Performs searches of real property using the Title Data Information Title Plant system
- Examines records such as deeds of trust, liens, judgments, easements, plat, and map books to determine ownership, encumbrances and verifies legal description of property. Works with Escrow Officer/Manager concerning any discrepancies
- Analyzes chain of title and prepares preliminary reports outlining matters affecting title and actions required to clear title
- Upload all necessary search and support documents to title insurance software
- Assists Escrow Officers and customers with questions regarding the insurability of title orders
- Review Surveys to add additional exceptions and/or requirements to the commitments
- Update commitments with lender information and policy endorsements
- Other responsibilities may be assigned
Qualification/Required Knowledge:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below represent the knowledge, skill, and/or ability required.
- Superior reading and comprehension skills
- The ability to work with builder divisions and customers using good telephone etiquette and personal communication skills
- Knowledge of title insurance products. Has basic understanding of the coverage afforded by different products, and can identify extra hazardous risks and refers same to designated management
- Extensive knowledge of subdivision descriptions, and sectional split lots, metes and bounds descriptions, and searching process
- Computer knowledge required: Microsoft Word
- Examine and process an average of 6 to 13 orders per day depending on complexity of the order
- High School Diploma or General Education Degree (GED); or two to four years related experience; or equivalent combination of education and experience
- Title Examiner: 4 years
- Experience in title examination in Arizona and Texas
- Knowledge of Data Trace search platform
