We are looking for a Land Entitlement & Permitting Specialist to join our team of experts. If you possess the skills and passion for land acquisition, entitlements, and development; and you have a proven acuity for understanding the dynamics of regional and local real estate markets, trends, and forecasts, then we want to talk to you! We are looking for someone with a solid background (5-7 years) in residential land acquisition, entitling, planning, zoning, in the multi-family, build-for-rent and build-for-sale markets. This position has the opportunity for increasing roles and responsibilities leading to a director level of land acquisitions.
What you'll do:
- Build and maintain strategic relationships and a network of business contacts for areas of strategic opportunities.
- Assist stakeholders in the negotiating and acquiring of properties with land sellers and brokers.
- Utilizing company processes and procedures, manage the due diligence and land entitlement processes and assist in the evaluation of new land acquisition opportunities, observing time sensitive dates and maintaining the entitlement/permitting schedules.
- Obtain and review all entitlement work product and reports to identify issues that require federal or state permits, environmental issues or any conditions that could prevent or delay acquisition, or ability to obtain entitlements.
- Manage the following processes (governmental submittal process, site planning, zoning, final plat requirements and recordation, engineering of all horizontal improvement plans and permitting through all agencies having jurisdiction.
- Work with area municipalities and utility contractors for letters to serve.
- Solicit bids to hire architects, legal, engineering and other consultants to prepare plans and exhibits necessary for the entitlement process.
- Communicate critical dates and information to all members of the entitlement team and governmental agencies
What you’ll need:
- 5 years in the homebuilding industry – predominantly experience with land entitlements & permitting. Additional attributes may consist of land acquisitions, land development, market research, finance, forecasting, budgeting.
- Bachelor’s degree (construction/finance/management related)
- Experience successfully leading/managing an entitlement team and/or consultants.
- Experience and use of scheduling software, MS project, Smartsheet.
Where you'll be:
Our corporate headquarters are in Jupiter (Palm Beach County), Florida. This position can be hybrid/remote under the right conditions. Our current projects are located throughout Florida and South Carolina.
