Job Overview
We are seeking a skilled and proactive Facilities Maintenance Technician to join our property management team. This full-time role will be responsible for maintaining the operational integrity of a diverse portfolio, including commercial, medical, professional office spaces, and residential condominiums. The ideal candidate will have a well-rounded skill set in building systems, excellent troubleshooting abilities, and a commitment to providing top-quality service for our clients.
Key Responsibilities
- Perform routine maintenance and repairs on building systems, including HVAC, plumbing, electrical, and mechanical systems.
- Conduct regular inspections of facilities to identify areas requiring preventative maintenance.
- Respond to maintenance requests and emergency calls promptly, addressing urgent issues like plumbing leaks, electrical outages, or equipment failures.
- Ensure all safety protocols are followed while performing emergency repairs.
- Monitor and operate building automation systems to ensure proper functionality of HVAC, lighting, and other key systems.
- Identify and report deficiencies or malfunctions in building equipment or infrastructure.
- Coordinate with third-party vendors for specialized repairs or service contracts (e.g., elevator maintenance, large-scale HVAC servicing).
- Oversee and monitor the work of contractors to ensure quality and timely completion of tasks.
- Maintain an inventory of tools, equipment, and repair supplies, and ensure that all necessary materials are stocked for ongoing maintenance.
- Order parts and supplies as needed to complete repairs or perform scheduled maintenance tasks.
- Provide excellent customer service by addressing tenant or client concerns professionally and in a timely manner.
- Communicate clearly with property managers and clients regarding maintenance schedules, repairs, and any disruptions.
- Schedule and perform preventative tasks such as changing filters, lubricating moving parts, and cleaning mechanical systems to prevent breakdowns.
- Inspect, troubleshoot, and resolve maintenance issues efficiently across a variety of property types (commercial, medical, professional, and residential).
- Ensure the upkeep of common areas, including lobbies, hallways, and external grounds.
- Repair doors, locks, windows, and other structural components as needed.
Basic Requirements
Education:
- High School Diploma or GED.
- Trade specific certifications a plus but not required.
Experience:
- 3 years of experience in a maintenance role, preferably in commercial, medical, or residential properties.
- Proven hands-on experience with HVAC, plumbing, electrical systems, and general building maintenance.
- Ability to read and interpret technical manuals, blueprints, and wiring diagrams.
- Proficiency in using maintenance tools, equipment, and building automation systems.
- Proficiency in using smart phones to manage tasks including email communications, calendar meetings and mobile ticketing applications.
Skills:
- Strong problem-solving skills and the ability to troubleshoot and resolve maintenance issues across a wide range of building systems.
- Ability to work independently or with a group of individuals
- Ability to take initiative, manage time efficiently and prioritize tasks in a changing environment.
- A positive attitude with a client-focused approach.
- Strong communication skills and the ability to interact effectively with property managers, clients and vendors.
- Able to lift 5 to 20 pounds and occasional lifting of 20 to over 50 pounds.
- Occasional use of a hand truck, pallet jack and furniture dolly.
- Frequent bending, squatting, standing, reaching, walking, kneeling, crawling and stooping.
- Ability to operate and work off of step ladders and extension ladders.
- Willingness to participate in an on-call rotation for after-hours maintenance issues.
