Onsite Property Manager

Job Overview:
The Onsite Property Manager handles the day-to-day activities surrounding multifamily real estate investment management. The PM is the “face” of the property and is ultimately responsible for the success of the investment through quality customer service, working within a budget, leasing, rent collection, and coordinating the upkeep of the property. The Property Manager is also involved in the decision making for all aspects of operating the asset and will work closely with Facilities Managers and Leadership to maintain AMG’s high level of service to both property owners and tenants. The Onsite Property Manager is a full-time (8a-5p, M-F), in-person, salaried position.
Duties
- Interface with tenants on tenant concerns (maintenance, leasing or payment related) and coordinate resolution of issues
- Obtain estimates and bids for various projects or service contacts related to the upkeep of the asset (snow removal, janitorial contracts, property insurance etc.)
- Interface with Facilities Managers and vendors to promptly address maintenance issues and follow up to ensure completion
- Administer leases (send notices, termination letters, security deposit dispositions, renewals) and generally be the POC for tenants at the managed projects)
- Draft official documentation and informational letters to tenants and update ownership of property appropriately
- Detailed verification of invoices to be paid and approve the same. Advise on cost savings opportunities
- Monitor collection status, contact tenants with collection issues and ensure that all rent is collected each month or appropriate action is taken
- Work with accounting staff to prepare monthly reporting to owners and generate overview narrative to inform ownership of what has occurred during the reporting month
- Use property management software to maintain and update tenant records
- Periodically walk the properties to provide on-site presence and to advise maintenance personnel of additional items that require attention
- Closely manage the financials of assigned properties to budget and be able to articulate variances too ownership
- Manually perform CAM reconciliations and tenant estimates.
- Actively work with ownership to achieve set goals
- Provide high service level and superior interaction with clients and tenants
Qualifications
- Bachelor's degree or equivalent experience required
- Multi- Family Lease Up Experience
- Class A Property Experience
- At least 1 Year of Property Management experience required
- Experience with Yardi property management software is a plus
- Excellent analytical and problem-solving skills
- Strong attention to detail and accuracy
- Ability to work independently and as part of a team
- Good communication and interpersonal skills
Position Type:
This is a full-time position. Office hours are Monday through Friday, 8:00 a.m. to 5:00 p.m.
