Our Maintenance Technicians play a crucial role in enhancing the quality of life for our residents and the value of their properties by:
- Overall maintenance of properties. Routine services include but are not limited to, painting, sheet rock repair, cleaning, siding repair, light masonry work, gutter cleaning, light bulb replacements and general carpentry.
- Ensure all maintenance requests are handled in an efficient and professional manner. Provide prompt response to work orders via Smart Phone (provided by employer) email and other applications.
- Be willing to work with office to discuss any questions and concerns regarding work orders and to request additional help when needed (from another maintenance representative or third party vendor).
- Make arrangements/appointments with Unit Owners for unit access as needed per various work orders.
- Meet with and oversee third party vendors as needed.
- Respond to and handle emergency situations after hours (when on call).
- Purchase supplies (with company card) when necessary using own vehicle. Arrange for delivery of supplies when necessary. Provide paid receipts with work order detail to office regularly. Maintain own records of same in the event that a purchase is questioned.
- Maintain Maintenance Logs of work completed daily. Provide management with descriptions of work performed daily and track hours worked in accordance with company requirements.
- Be available to staff via email and phone during business hours.
- Reliable personal automobile (fully insured) and basic tools required.
- License and/or Certification Required: Valid CT Driver's License and automobile insurance policy
- Must be able to communicate effectively with internal and external customers and clients
- Knowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
- Knowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
- Knowledge of OSHA worksite and personal safety requirements.
- Knowledge of State or local governmental safety requirements.
- May be required to provide own basic tools (power drill, power saw, screwdrivers, level, hammer, etc.)
- Ability to safely operate, climb and perform work on ladders (1-2 stories) – 24-28ft.
- Ability to operate smartphone & email (day-to-day operations, basic communication/monthly expense reports)
- Must be able to lift and carry up to 20 pounds on a frequent basis.
