SUMMARY DESCRIPTION:
Under general direction of Board President and General Manager, organizes, monitors, and supervises facility maintenance operations; performs a variety of technical tasks relative to facility maintenance; delegates and oversees work of maintenance staff and maintains inventory of tools and supplies. Ideal candidate will hold a CPO license or be willing to obtain one. The Supervisor is responsible for tracking repairs that may affect the budget.
JOB DUTIES:
The following duties are typical. Staff may not perform all of the listed duties and/or may be required to perform additional or different duties from those set forth below to address business needs and changing business practices.
1. Plan, prioritize, assign, supervise, review, and participate in the work of staff responsible for facility maintenance.
2. Establish schedules and methods for providing facility maintenance services; identify resource needs; review needs with appropriate management staff; allocate resources accordingly.
3. Monitor and control supplies and equipment; Provide Property Manager with list of supplies and tools to be ordered as necessary.
4. Develop and organize preventative maintenance and safety inspection programs for facilities and equipment.
5. Coordinate construction projects, remodels, and other special projects.
6. Perform the more technical and complex tasks of the work unit.
7. Maintain awareness of trends and developments in the field of facility maintenance; incorporate new developments as appropriate into programs.
8. Coordinate with contractors in providing contract services if needed.
9. Participate in the facility maintenance budget by submitting recommendations; monitoring expenditures; and submit justifications for equipment.
10. Perform related duties as requested.

Requirements
LICENSING/CERTIFICATION, EDUCATION AND EXPERIENCE:
Any combination of education and experience that would likely provide the required knowledge and abilities is qualifying. Typically, knowledge and abilities would be:
1. Facility maintenance including landscaping, irrigation and some staff supervisory experience.
2. Possession of an appropriate, valid driver's license and proof of current auto insurance.
3. CPO license preferred
QUALIFICATIONS:
The following generally describes the knowledge and ability required to enter the job and/or be learned within a short period of time in order to successfully perform the assigned duties.
1. Own a vehicle that has the ability to transport a trailer.
Knowledge Of:
1. Operations, services, and activities of a building maintenance, repair, and construction program.
2. Materials, methods, terminology, equipment and tools used in the maintenance, repair, and construction of building structures and systems including those used in performing rough and finished carpentry, plumbing, heating, electrical, mechanical, and painting work.
3. Irrigation Systems including: Sprinkler replacement / Repair valves / Broken lines/ Testing irrigation system
Complete Knowledge of well system/ Control panel preferred.
4. Supervision and staff training.
5. Use of power equipment, tools and materials used in facility maintenance activities.
6. Principles and practices of safety management.
Ability To:
1. Read and understand construction drawings, plans and specifications.
2. Organize, implement and direct facility maintenance operations/activities, supervise and train assigned staff.
3. Interpret and explain pertinent policies and procedures.
4. Perform the most complex maintenance duties and operate related equipment.
5. Demonstrate tact and diplomacy with the public.
6. Develop and recommend systems and procedures related to assigned operations.
7. Communicate clearly and concisely, both orally and in writing.
8. Establish and maintain effective working relationships with those contacted during work.
