This position is full-time at 40 hours per week.
Job Summary
A maintenance employee is responsible to keep machines, mechanical equipment, and the structure and features of the residence in repair, as well as performing specific job orders from residents in the building.
Tasks
- Perform routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, and the physical condition of the buildings do not deteriorate.
- Repair or replace defective equipment parts using hand tools and power tools, as reassemble equipment.
- Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills and wrenches, to precision measuring instruments and electrical and electronic testing devices.
- Diagnose problems and determine how to correct them.
- Inspect, operate, and test machinery and equipment in order to diagnose machine malfunctions.
- Maintain professional and tidy look of the residence by painting and cleaning of common areas and rooms.
- Respond to reported maintenance issues/problems.
- Inspects the residence for potential maintenance problems and informs the Executive Director of such problems.
- Maintains outdoor grounds.
- Orders and maintains supplies including but not limited to, paint, light bulbs, etc.
- Assists in dining and housekeeping as needed as well as other duties when assigned.
Knowledge
- Mechanical – Knowledge of machines and tools, including their designs, uses, repair, and maintenance.
- Building and Construction – Knowledge of materials, methods, and the tools involved in the construction or repair of buildings or other structures.
- Mathematics – Knowledge of mathematics and its applications.
- Public Safety and Security – Knowledge of relevant equipment, policies, procedures, and strategies to promote effective local, state, or national security operations for the protection of people, data, property and institutions.

- Equipment Maintenance – Performing routine maintenance on equipment and determining when and what kind of maintenance is needed
- Repairing – Repairing machines or systems using the needed tools.
- Troubleshooting – Determining causes of operating errors and deciding what to do about it.
- Active Listening – Giving full attention to what other people are saying, taking time to understand the points being made, asking questions as appropriate, and not interrupting at inappropriate times.
- Installation – Installing equipment, machines, wiring, or programs to meet specifications.
- Equipment Selection – Determining the kind of tools and equipment needed to do a job.
- Critical Thinking – Using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions, or approaches to problems.

- Attention to Detail – Observing surrounding areas to determine what is in need of cleaning and tidying.
Qualifications
- Two or more years of maintenance experience
- High School Diploma or equivalent is required.
- Previous work-related skill, knowledge, or experience is required.
- Must be able to meet the physical demands of the position listed above including the ability to lift and carry up to 25 pounds, walking, stooping, squatting, reaching, pushing, and pulling.
- Must be able to move intermittently up to eight hours throughout the day.

Pay: $40,000.00 - $45,000.00 per year
