Job Summary: Under the direct supervision of Plant/Traffic Manager and/or Department Supervisor, responsible for the repairs and maintenance of all facilities; act as a contact for emergency situations that affect the company’s ability to open for business. Additionally, the Maintenance/Facilities will assess and consider daily the safety of our employees, the security of our assets and the service to our staff. This position will work in conjunction with the Plant Manager and/or Operations Manager to coordinate outside contractors or vendors for various services.

Essential Functions:
* Act as primary contact for all facility maintenance issues
* Troubleshoot minor maintenance problems involving electrical, structural, plumbing and
equipment repair or replacement
* Performs preventative building maintenance duties, caulks and/or replace windows and doors
* Performs routine plumbing repairs such as freeing clogged pipes or sinks, fixing water leaks,
replacing sink strainers and/or filters, water fountains and/or ensuring cleanliness and
function of wash stations and safety showers
* Performs route electrical repairs such as changing light bulbs or fluorescent lamps and assist
in repairing ballast and light fixtures
* Present quotes for purchases of supplies, equipment and materials necessary to complete
Projects (research best price and availability and make recommendations)
* Reconfigures, installs, positions and remounts modular office furniture, wall panels, work
surfaces, storage bins, lighting, file cabinet, to accommodate user needs and maximize office
space using various hand power and specialty tools, dollies and hand trucks.
* Assembles and moves furniture, cabinets, shelving, etc; hangs bulletin boards, moves and
set-up tables and chairs
* Prepares the surfaces and paints various structures and equipment (walls, floors, roofs, doors),
to preserve wood and/or metal parts from corrosion, repair masonry, as needed
* Repairs and replaces fixtures, i.e. doorknobs, casings, weather stripping, locks, closures
* Paint interior and/or exterior walls, as requested
* Responsible for snow removal and sanding on company parking areas, loading docks and
sidewalks (manual task and/or use of Company equipment)
* Responsible for lawn care; mowing, removal of grass clippings, trimming of shrubbery
(if not under outside contract)
* Responsible for maintenance of lawn mowers, trimmers, snow blower, etc.
* Orders replacement parts and maintains required documents.
* Research and/or obtain missing Owner’s Manual or schematics for equipment
* Responsible to develop and maintain a Preventative Maintenance Program in conjunction
with Plant Manager
* Ensure Work Orders are distributed, maintained and part of the Preventative Maintenance
Program (complete paper trail)
* Perform routine inspections of facility-related equipment, auxiliary equipment, fixtures
and various safety apparatus (Preventative Maintenance program)
* Participate, as requested, in trouble shooting and/or responding to Alarm Systems (Building
Security program) (work with vendor to ensure equipment is working properly and upgrades,
when approved)
Minor Functions:
* Assist with year end physical inventory, as required
* Assist with daily facility cleaning (utilize floor sweeper/washer)
* Maintain clean work area; keep free from debris
* Assist with intermittent clean-up of restrooms and break areas (pick-up trash, replace
toiletry items (toilet tissue, soap and hand towels)
* Assist with cleaning of product containers per defined instructions
* Assist in Warehouse and/or Bulk Plant duties, as assigned
* Convey any pertinent work instructions to on-coming shift personnel, as needed
* Identify problem areas and/or any equipment malfunctions and notify Supervisor/Manager
Education, Experience and Qualifications:
* Minimum, High School Diploma or GED equivalent
* Higher Education, Degree or Certification, preferred (HVAC, Electrical, Carpentry,
Pipefitters, Plumbers, etc.)
* Minimum 3-5 years building maintenance experience, or any equivalent combination of training and experience.
* Basic understanding of electric, plumbing and carpentry concepts preferred
* Experience with Wastewater and/or Environmental issues a plus
* Experienced utilizing various types of material handling equipment
* Hoisting License, preferred
* Valid Drivers’ License
* Knowledgeable in DOT Hazardous Material regulations relating to compatibility of chemicals in storage and shipping, preferred
* Knowledgeable in OSHA and general Safety regulations/instructions/procedures
* Knowledgeable in Emergency Response Procedures, preferred
* Experience with reading and interpreting Bills of Lading/Manifest, MSDS sheets, and/or manufacturers Certification of Analysis, preferred
* Chemical background, preferred
* Computer literature (Microsoft platform preferred; Intermediate Level)
* Minimum 2-3 years experience in Warehouse, Distribution or Transportation environment
* Experience using Standard Operating Procedures and/or various defined written procedures with emphasis on ISO and Continuous Process Improvement

The employee will regularly use step stools, ladders, hoisting equipment and/or material handling equipment to achieve working at various height levels. The employee will be required to use various mechanical apparatus in fulfilling their job duties such as lawn mowers, trimmers, hedge trimmers, power drills, skill saws, etc., requiring extra caution and knowledge in use of general mechanical/common tool equipment. The employee must occasionally lift, move or transport up to 80-100 pounds. Specific vision abilities may require close vision and ability to adjust focus while reading.
