Position Summary/Objective
The Custodian/Janitor is responsible for daily cleanliness and maintenance of all building and grounds including but not limited to making minor repairs, replacing lights, housekeeping duties, setting up meeting rooms, facilitating the logistics of special events, snow removal, painting, off-hour repairs, preventative maintenance of HVAC systems, annual reports on existing safety equipment, and overtime when work needs to be completed.
Interacting with other departments within ANI & assist when necessary, the Maintenance Technician receives supervision and direction from the Manager of Safety & Building Maintenance or Vice President of Operations. Most normal duties and responsibilities are handled independently or with the assistance of ANI team members with the use of established procedures. Difficult or unique situations should be escalated to the Manager of Safety & Building Maintenance.
This position does not have any direct reports, but may be called upon to work as a liaison with outside vendors such as electricians, plumbers, fire/safety technicians, local police and fire departments, alarm companies, etc.
Duties and Responsibilities
- Carry out daily maintenance tasks of main plants office areas, including minor repairs, replacing lights, etc. Reports serious problems or major repairs to Manager.
- Set up / break down conference rooms or other offices spaces as needed for meetings or other events, including arranging tables, desks, chairs, equipment, etc. to best utilize space, room amenities or according to occupant’s preference.
- Perform cleaning and janitorial duties (ex. sanitation, grounds care and housekeeping).
- Own the general cleanliness of exterior of physical plant and (trash, parking lot). A concentration on the main doors is expected.
- Assist in checking plants/main building for hazards and deficiencies.
- Continue to learn by attending conferences, trainings and other continuing education events.
- Work overtime hours on an as needed basis.
- Perform other duties as assigned.
- Prioritize workload and other tasks on a daily basis.
- Adhere to all safety guidelines and best practices.
Supervisory Responsibilities
This position has no direct supervisory responsibilities.
Required Education and Experience
- Minimum HS diploma / GED
Additional Preferred Skills, Experience, and Certifications
- At least 5 years’ experience in a facilities role
- Certification(s) in boiler operations
- CPR certification
- Bloodborne pathogen certification
- Ability to follow directions and make needed repairs.
Physical Requirements
- Finger agility, ability to push, pull and lift furniture, equipment, etc. as needed. Ability to carry tools, stand for long periods of time, climb steps, ladders, stoop, reach, bend and grasp objects.
- Ability to pay attention to details, and meet deadlines. Ability to deal with demands and competing directions. Ability to use reason to solve maintenance related problems.
Special Working Conditions / Travel Requirements
Ability to work during and after winter storms to clean up property.
