Overview : Atlanta Habitat for Humanity, a nonprofit affordable homeownership affiliate of Habitat for Humanity International, partners with families and neighborhood residents to build homes and revitalize communities. Our service area includes the city of Atlanta and the cities and neighborhoods of South Fulton. Atlanta Habitat is seeking a Family Services Home Repair Program Coordinator to support our mission.
Position Summary :
The Site Planning & Development Director is directly responsible for all aspects of site planning, design, permitting and site development for the organization. This includes, but is not limited to :
- Overseeing permitting, zoning, and variance applications
- Site permitting including demolition, tree removal, general repair and construction permits
- Managing the development of individual building sites
- Reviewing all house plans, designs, and documentation for permitting and construction
- Overseeing the design of new plans or alterations to existing plans
- Assisting with the construction process including permitting, documentation and other issues
- Supervising Site Planning & Development department staff
- Ensuring Site Planning & Development department goals are met
Education and Experience :
Bachelor’s degree in related fields such as architecture, construction management, or ten years of related experienceLicensed General Contractor in the state of GeorgiaOSHA 10hr Construction Safety and Health, preferredMinimum of five years’ work experience in subdivision / site planning, zoning, variance and permittingMinimum of five years of supervisory / management experienceBackground in AutoCAD or similar design suite for residential design and constructionFamiliar with local ordinances and comfortable interpreting them on a site-by-site basisKnowledge of and experience with Atlanta zoning, permitting, building codes and other government processesSkills :
Comfortable listening and representing site development issues with neighborhoods and in public forumsIn-depth knowledge of Microsoft Windows XP and Office (Excel, Word, Outlook and Access)Knowledge of Monday.com preferredAutoCAD software experience or similar programmingStrong organization and communication skillsAble to meet deadlines and pay attention to detailsAble to interact effectively with all stakeholders, including but not limited to, staff, homeowners, donors, independent contractors and government representativesStrong supervisory and leadership skillsRequirements :
Duties / Responsibilities :
Site Planning & Development Management :
Supervise work of Site Planning & Design staff, VISTAs, and independent contractors including but not limited to setting goals, evaluating performance, hiring and training new staff, reviewing staff time sheets and keeping job descriptions up to dateDevelop and maintain departmental policies and procedures and ensure departmental staff follow policies and procedures for the department and for Atlanta Habitat for HumanityWork with the Vice President of Housing and Land Development to establish annual goals and establish annual budgetsEnsure all staff members are contributing to meet departmental goalsReview departmental budgets monthly and report any issues to the Vice President of Housing and Land DevelopmentProvide reports to the Vice President of Housing and Land Development to summarize progress toward annual goals and provide additional quantitative and qualitative informationConduct quarterly reviews of department goals and status with department staff and the Vice President of Housing and Land DevelopmentOrganize and facilitate regular staff and inter-departmental meetings related to site planning and designParticipate in management training sessions, as requested. Create and guide the implementation of an annual plan for staff developmentOversee systems and file management for the departmentSite Planning and Permitting :
Oversee the effort and track the progress of obtaining appropriate approval to build on property owned by HabitatPrepare, track and follow-through on zoning and variance applications, in coordination with neighborhood and government entitiesAssist in representing Atlanta Habitat’s development position in public forums such as neighborhood associations, Neighborhood Planning Units, Board of Zoning Appeals, Urban Design Commission, etc. as requestedPresent and negotiate recompense as necessary with the Tree CommissionCoordinate posting of signage notifying the public of application for variance, zoning, etc.Oversee the Site Planning & Development Staff with creating draft and final site plans that consider trees, utility easements, waterways, and the topography of the lot and meeting handicapped accessibility requirements, where possibleSupport the Site Planning & Development Staff in the design and permitting process including purchasing all permits following Atlanta Habitat’s proceduresManage all house plans, including all drawings needed for permitting and for constructionMaintain an active “Bank” of properties ready for the Site Designers to create site plans and construction documents for permittingWork with the Construction Manager to update wall templates and communicate any temporary or permanent changesInvestigate options for property not immediately suitable for building and document resultsBe present in the City of Atlanta permitting offices as needed and maintain contact with all reviewing entities, address all issues and ensure progress to completionOversee the maintenance of all applicable tracking worksheets and present as needed at the weekly progress meetingsIndividual Build Site Development :
Oversee the Site Construction Manager and individual build site development including erosion control measures, tree protection, all tree removal, sewer lines and taps, water lines, temporary power, foundations, and all site inspectionsSupport the purchase of lots including an onsite inspection, tree assessment, highlight site issues, verify City zoning and mapping and verify survey itemsAt the request of the Real Estate Director, assess whether a given piece of property is suitable for Atlanta Habitat to build a houseSupport the Construction Director and other construction staff as requested on all construction related issuesAttend Construction, Scheduling, Staff and Operations Team meetingsPerform other duties as assignedThis position is classified as a full-time exempt. Occasional driving around the City of Atlanta and South Fulton County is required - candidates must have a reliable vehicle and a valid driver's license.
