Job Summary
We are seeking an experienced individual to take on our Capital Markets Manager role to lead our capital markets efforts. This role involves coordinating and managing all financing aspects for new and ongoing multifamily affordable housing, mixed-income, student housing and affordable senior housing projects. The ideal candidate will have an extensive background in affordable housing finance, including experience with agency debt, bridge loans, mezzanine financing, bonds, structured on and off balance sheet financings and Low-Income Housing Tax Credits (LIHTC). They will also excel in managing lender/investor relationships and navigating complex financial structures. We have an active pipeline of projects with an aim to close $350MM - $600MM in financings per annum. The role will report directly to the CEO and supported by a pool of financial analysts and development accounting staff.
Key Responsibilities
- Financing Coordination: Manage the financing process from inception to closing, including structuring, underwriting, and securing necessary approvals.
- Relationship Management: Expand on existing relationships developed by AHF. Cultivate and maintain strong relationships with lenders, investors, and financial institutions to secure competitive financing solutions.
- Program Expertise: Utilize knowledge of Agency Programs, Bond Programs, and LIHTC to maximize funding opportunities.
- Risk Assessment: Conduct financial due diligence, risk assessments, and structure capital stacks for transactions.
- Market Analysis: Stay informed about market trends, regulatory updates, and legislative changes affecting affordable housing finance and capital markets.
- Cross-Functional Collaboration: Work closely with internal teams, including development, legal, property management and asset management, to facilitate seamless financial transactions.
- Negotiation: Negotiate term sheets and loan documents to secure favorable financing terms.
- Deadline Management: Ensure strict adherence to financial closing deadlines to support project timelines and objectives.
Qualifications and Experience
- Educational Background: Bachelor's degree in Finance, Real Estate, Business, or a related field; a Master's degree is preferred.
- Professional Experience: Minimum of 5-7 years in multifamily affordable housing finance, capital markets, or real estate finance.
- Technical Expertise: In-depth knowledge of affordable housing finance, LIHTC, bond financing, and agency lending programs.
- Track Record: Proven success in managing financial closings for large-scale multifamily housing projects.
- Relationship Skills: Demonstrated ability to manage lender relationships and navigate complex financial structures.
- Analytical Skills: Proficiency in financial modeling, underwriting, and deal structuring.
- Soft Skills: Strong negotiation, communication, and relationship management abilities.
- Adaptability: Capacity to thrive in a fast-paced environment, managing multiple projects and deadlines simultaneously.
