Job Description
About the Director, Property Management Opportunity:
Reports Directly To: Chief Operating Officer
Direct Reports: 2 Assoc. Directors of Property Management, 1 Compliance Manager, and 1 Maintenance Leader
Organizations: Operations Leader, Leadership Team Member
Indirect Reports: Property management, compliance, and maintenance teams (approximately: 200 employees, across 6 different states and 36 cities)
Ability to Travel: Up to 40% of the time
The Director of Property Management is responsible for all aspects of property management operation, compliance, maintenance, monitoring operational and financial performance of properties, ensuring that established objectives are achieved, building a strong team and providing guidance, training, leadership, and growth opportunities for property management staff. Finally, the ideal candidate must routinely model our Core Values and ensure the property management function is focused on consistently achieving our Mission and best in class performance.
Success Factors:
Proven expert in affordable housing multi-family industry
Bachelor’s Degree within a discipline related to this role and industry.
10 years of experience in property management, showing progressive growth and accomplishment in the field with significant managerial responsibility.
3 years in a Regional Director/District Director level role within multi-family industry (preferred)
5 years HAP experience required along with in-depth knowledge of LIHTC, Housing Trust Fund, and Safe Harbor.
5 years’ equivalent level experience in overseeing affordable and market rate multifamily/mixed-income portfolio of 5000 or more units.
Significant experience scaling & growing Property Management function within a multi-family organization.
Significant experience managing multiple programs across a large portfolio and geographic reach.
Strong awareness of the competitive market and industry trends.
YARDI software experience is highly preferred.
Active in professional organizations (NAHMA, NCHM, BOMA, IREM, etc.) (preferred).
Preferred professional designations: HCCP, SHCM, CPD, C3P.
Strong proficiency in Google Suite, Microsoft Office including Word, Excel, PowerPoint.

- Participates as an active and contributing member of the extended Executive Team and assists in the development and implementation of Company organizational strategies, goals and objectives.
Develops and maintains a positive and productive team environment, providing guidance and motivation to maximize portfolio value and streamline reporting.
Provide strong leadership to Associate Directors and Regional Managers including communicating mission, defining culture and motivating performance.
Trains and develops direct reports for success in their current and future roles.
Acts as the “quarterback” calling the plays and coordinating team members on the assets as directed by the Strategic Business Plan, working to drive revenue, control expense and maintain Company assets.
Makes annual salary recommendations, reviews, and approves salary recommendations in partnership with the Human Resources Department.
Identifies, communicates and continuously works toward improvements in property management best practices, maintaining, updating and implementing the Operations Manual.
Conduct routine internal assessment audits and complete detailed written assessments to help determine preparedness of location and concurrence with brand standards and programs.
Proactive oversight of compliance team ensuring proper team composition and focus on key compliance metrics, i.e. file reviews, upcoming site and regulatory inspections (i.e. MORs), critical HUD/HAP deadlines, timely re-certification applications, and maintaining positive reputation with state agencies.
Provides guidance to the Regional team members on major repairs, tenant improvement and capital improvement projects and daily operations with the Regional Maintenance Supervisor and Development team.
Ensure all complaints, disturbances and violations are investigated and resolved in a timely manner and in accordance with all legal requirements.
Conduct routine site inspections to ensure that the physical aspects of the properties meet established standards (including lender requirements) regarding the grounds, curb appeal, risk management / safety requirements (OSHA), and implement corrective measures as necessary.
As appropriate, assists in the establishment of project parameters, design scope, and capital authorization approvals.
Work with key departments to ensure the assets are performing to meet the investment objectives of the company.
Develop and supervise staff’s development of a comprehensive capital improvement schedule for each property in the portfolio.
Comfortable managing, analyzing, and communicating property management financials, KPI progress and related metrics in a collaborative environment
Meets or exceeds company sales and profit expectations while maintaining standards.
Ability to analyze and synthesize large amounts of quantitative and qualitative information and extrapolate the business and financial significance of the information.
Ability to understand, interpret and apply financial disciplines to all aspects of the business.
Ability to forecast and project trends: proactively manage the financial viability of the business.
Establish and oversee budgets and identify quarterly priorities and savings opportunities.
Responsible for financial controls, people management, facilities, quality, and general business operations and possess the organizational agility to report on these measures on a regular basis.
Constantly manage & report on turnover and associated costs.
Ensure budget and timeline adherence for projects and deliverables.
Cross-functional business knowledge with a demonstrated depth of P&L knowledge.
Leverage the use of talent analytics to provide insights and make recommendations to improve talent ROI and overall strategies.
Remain aware of all material property management issues and brief key decision makers, including the CEO.
Supports the asset managers, development managers, and regional managers in the assessment of each property’s current position in the marketplace and in developing value enhancement strategies based upon these assessments.
