Pay Class: Full-TimePay Type: Salaried   POSITION SUMMARY  This position effectively manages all new construction and major renovation projects for one or more facilities.  Project may include deNovos/new builds and acquisitions from design, permitting, and construction phases, to the closeout phase.  Strategize and consult with the Development Team (Directors, Analyst, CDO) on upcoming acquisitions. Works closely with the Development team to evaluate and prioritize projects, directs the performance of design and construction teams, tracks project costs and schedules to achieve project budget and timelines, and mitigates risk through assessment of performed work assuring compliance with quality, scope, safety and regulatory requirements.  Also provides general support to the department for the development and implementation of system wide means, methods, practices, and systems for Design and Construction. ESSENTIAL FUNCTIONS Early Development/Conceptual Phase. Strategize and consult with the Development Team (Directors, Analyst, CDO) on upcoming engagements. Develop Capital Plan/Budget based on the project proforma (square footage, # or ORs, locale, etc.) that will be submitted to the Banner Atlas JV for approval. Utilize input from architect and contractor partners to develop the Capital Plan Review existing drawings and/or perform preliminary site walks, if possible Attend Internal Project Kickoff Meetings   Design Phase After Project Approval, formally engage architect and contractor partners. Write contract to the architect via standard AIA agreement. Monitor funding process to ensure funds are available at the required times to pay partners. Establish timeline and track progress in Smartsheets overall Project Checklist Establish budget in E-builder and track commitments, actual costs, and forecast as needed. Utilize Project Assistant to maintain records and input data into E-Builder Lead design process and provide input to architect from Schematic Design thru Construction Documents Task architect with holding weekly design meetings with Atlas, MEP Engineers, Contractor, and other parties as required. Engage Atlas stakeholders and end-users to ensure design meets Operational needs. Review design continually to ensure contract documents are accurately representing Atlas needs. Ensure design has all necessary infrastructure for Owner Direct Subs. Collaborate with Atlas Director – Medical Equipment Panning & Procurement to ensure design supports Equipment. Collaborate with Atlas Director – IT to ensure design supports IT needs.   Permitting Phase (typically lead and managed by Architect but oversaw by this position). Work with architect to properly and timely submit design to local AHJ. Obtain timeline from AHJ representative for permit review. Ensure all documents are completed with appropriate legal entities listed.   Construction Phase Complete appropriate AIA Contract form with Contractor before commencing construction. Ensure all require insurances are in place and lease is executed before starting construction. Prepare for and Attend Weekly Owner/Arch/Contractor Construction Meetings. Manage Owner-Direct Vendors (source, procure proposals, negotiate pricing, coordinate work with GC schedule, inspect completed work, etc.).  Typical vendors include: Nurse Call Data Cabling Access Control/Security Artwork Furniture Signage Internal Budget and Schedule Management (E-builder & Smartsheets). Review/respond/engage on RFIs, submittals, misc. communication with architect and general contractor. Pay App/Change Order Management: Review change orders and pay applications, approve, and process as needed.  Ensure Atlas AP is paying vendors timely. Closeout Phase Execute Punchlist with Arch & GC.  Ensure all items are completed. Obtain project closeout from GC.  Ensure all required items are included so center can start a successful Life Safety Binder. Handoff all info to Center CEO. Final Pay Application & UCLW. Licensure: Lead Arch Substantive Package review.  Ensure contractor provides closeout package timely and architect promptly submit it. Engage Bureau Veritas as 3rd party reviewer, if needed. Accreditation: Support Operations through a successful accreditation (Joint Commission or AAAHC).           Manage the Warranty Phase and complete an 11-month warranty walk with the GC.                                             Acquisitions Strategize and consult with the Development Team (Directors, Analyst, CDO) on upcoming acquisitions. Understand how the business acquisition affects licensing, “grandfathering”, accreditation, etc. Coordinate, schedule, and execute a detailed Due Diligence Facility Review with all pertinent parties. Typical Facility Review Team includes, but not limited to: Life Safety Consultant, Architect, Mech/Elec Engineer, Generator Tech, and HVAC Tech. Obtain reports from all team member and put together action plan of what is required to acquire, licenses, and accredited the facility. Build a Capital Plan based on the Facility Reviews. Prepare a timeline showing project duration to execute necessary repairs, renovations, etc. Misc. Other duties as required. Atlas Champion for construction related questions (design, FGI, NFPA items).                        Performs all functions according to established policies, procedures, regulatory and accreditation requirements, as well as applicable professional standards. Specific tasks or responsibilities will be documented as outlined by the incumbent's immediate manager.            MINIMUM QUALIFICATIONS Must possess a strong knowledge of architecture, General Contracting, Construction, and/or engineering as normally demonstrated through the completion of a bachelor’s degree in architecture, construction management, engineering or related field. Ten years of progressive project management experience preferably in healthcare related construction. Must have proven experience directing and overseeing multiple resources and large-scale projects. In depth understanding of all phases of an Ambulatory Surgery Center development project (conceptual planning thru accreditation). Experience with conceptual planning, design, permitting, construction, licensing, and accreditation. Must possess a thorough working knowledge and familiarity with FGI Guidelines, NFPA 101, NFPA 99, AIA Contracts, Building Codes, Construction Methods, Scheduling, Cost Management, and other elements of Healthcare Construction Project Management. Requires strong written, verbal and interpersonal communications skills to motivate team performance. Must be able to schedule and manage diverse resources and provide meaningful feedback to various constituents. Requires ability to listen, negotiate, and resolve conflicts. Must be able to work independently and effectively align resources to achieve system goals. Must exercise independent judgment and be able to maintain confidential information.   PREFERRED QUALIFICATIONS Master’s degree preferred. Additional related education and/or experience preferred.

Salary : $94,746 - $151,594
