We are presently seeking an Assistant Community Manager for a community located in Vancouver, WA. The Assistant Community Manager will assist with the daily management operations, ensuring that the property performs in accordance with company policies and procedures. This will be accomplished with professional and proactive management, thoughtful leadership, and a true passion for improving the community. Our ideal candidate is a highly motivated self-starter with integrity, enthusiasm and aligns with Atlas’ mission and culture.

JOB DUTIES & RESPONSIBILITIES:

The required duties and responsibilities include, but are not limited to the following:

  • Represent the Atlas brand, missions, and goals in a professional and positive manor at all times.
  • Assist Community Manager with overseeing operations and has knowledge of all assigned properties.
  • Provide superior customer service and communication to prospective residents, residents, and third-party vendors, in order to increase clients and Atlas’ profitability, while always maintaining a positive reputation and Atlas’s brand, mission and goals.
  • Maintain constant communication with direct supervisor and when applicable Atlas leadership, which may require regular phone calls, emails or in person meetings.
  • Provide expertise and solutions to direct supervisor and employees.
  • Be available for direct supervisor and Atlas employees by phone and email.
  • Assist Community Manager with the development, execution and evaluation of employee on-boarding, off-boarding training and mentoring.
  • Conduct prospective resident property tours, in accordance with Fair Housing and Atlas’s policies and procedures.
  • Responds to resident concerns and issues. Seeks support from Community Manager regarding escalated resident concerns and issues.
  • Ensure the accuracy of personal hours recorded, if applicable, those of the team, and review, approve and troubleshoot employee timecards, absences, and PTO requests.
  • Adhere to and maintain current knowledge regarding Oregon and/or Washington landlord tenant law, state and federal fair housing laws, demonstrated understanding and knowledge of rental agreements, addendums and all other necessary contracts, and the ability to explain to all applicable parties.
  • Assist in audits of property files in Dropbox and AppFolio.
  • Document and report accidents, emergency situations and property damage to direct supervisor, and when applicable the corporate office.
  • Attend all training and development curriculums assigned by Atlas.
  • Promote harmonious relations among residents, employees, owners, and local community.
  • Always maintain a pleasant helpful demeanor.
  • Always maintain neat and legible records in AppFolio and Dropbox; including but not limited to resident documentation, property guides, property contracts, vendor proposals, marketing materials, Atlas weekly and monthly trackers
  • Assist with property inspections.
  • Assist Community Manager with training, developing and holding direct employees accountable; including but not limited to management of leasing activities, rent collection, unit maintenance and unit turnovers.
  • Assist with maintaining updated marketing of all properties to ensure quality, accuracy and maintain competitive position within market.
  • All other duties as assigned by Atlas Management for the benefit of the team and the company

QUALIFICATIONS & EXPERIENCE:

  • High School diploma or equivalent (required)
  • Valid Oregon Driver’s License, vehicle insurance and a clean driving record (required)
  • 2 Years Property Management experience (highly preferred)
  • Knowledge of ORLTA (highly preferred)
  • Fair Housing knowledge (required)
  • Reliable transportation (required)
  • Clean driving record (required)
  • Proficient in Microsoft Word, Excel and Outlook (required)
  • Appfolio experience (preferred)
  • Tenant Tech experience (preferred)
  • Must pass a criminal background check upon offer of employment.

PHYSICAL DEMANDS:

  • This position involves work in an office and outdoors.
  • While performing the duties of this job, the employee is regularly required to stand and walk.
  • Has frequent need to perform the following physical activities: bend/stoop/squat, climb stairs, push or pull, reach above shoulders.
  • Constant needs to perform the following physical activities: writing/typing, grasping/turning, and finger dexterity.
  • Lifting/carrying less than 25 pounds.
  • Vision requirements: constant need to read manuals, reports, financial statements, complete forms, and view computer screen.
  • Hearing requirements: constant need to communicate over telephone and in person.
