About the Role:
As a 1099 Maintenance Technician, you will play a crucial role in ensuring the upkeep and timely completion of maintenance requests for our properties. This is an on-site position that demands a high level of expertise, organization, and communication.

- Efficient Work Order Completion: Complete assigned work orders within established deadlines, maintaining the highest quality standards.
- Effective Communication: Communicate clearly with residents to schedule appointments and minimize disruptions.
- Collaboration with Turn Coordinator: Work closely with the Turn Coordinator to provide updates on the status of ongoing projects and identify material needs.
- Material Procurement and Inspection: Inspect assigned turns to ensure the necessary materials are purchased for project completion.
- Accurate Invoicing: Upload all invoices to AppFolio, adhering to proper procedures.
- Vendor Coordination: Coordinate and schedule vendors to complete turns within the daily construction budget of $1,000.
- Cost Tracking: Meticulously track project costs, including labor hours, vendor fees, and material expenses.
- Change Order Management: Review turns for potential change orders, prepare cost estimates, and submit them for approval.
- Scope of Work Adherence: Utilize provided Scopes of Work to complete required turn maintenance.
- Quality Control: Conduct final inspections to ensure all maintenance tasks are completed to a high standard.
- Project Management: Oversee and manage multiple ongoing turns simultaneously, ensuring timely completion and exceptional quality.
Requirements
What you get:
- $38/hour
- 20 hr/week
What you bring:
- Demonstrated expertise in general maintenance and handyman work within single-family, multifamily units and building common areas.
- Plumbing: Experience repairing and replacing common plumbing fixtures like P-traps, shower valves, toilets, faucets, disposals, and shut-off valves. You'll also be adept at clearing clogged drains with a snake.
- Electrical: Proven ability to safely change lights, switches, outlets, and fixtures, as well as troubleshoot minor electrical issues.
- HVAC: Experience with light HVAC work, including swamp cooler repair (HVAC certification not required).
- Drywall: Skilled in patching, replacing, mudding, and texturing drywall, from small repairs to larger projects.
- Must have a driver’s license and a reliable form of transportation
