Atrium Management Company is a property management/development company with properties located throughout Florida and Virginia. The company has experienced tremendous growth and is looking to align itself with an exceptional Property Manager to manage our single-family portfolio supporting our central Florida locations across Orange, Seminole, Volusia, and Lake County areas. The successful Property Manager demonstrates a strong sense of urgency, high level of energy, and adaptability to a fast paced and changing environment and will be responsible for the day-to-day operations of multiple properties.
The Property Manager is responsible for the following duties:
- Supports and participates in fulfilling the customer service and leasing standards
- Manage all aspects of assigned property including maintenance and office functions
- Inspect and arrange maintenance to meet standards of work orders and unit turnovers
- Maintain a positive, productive relationship with tenants
- Collection of delinquent account
- Ensure property is well maintained including common spaces, tenant spaces, etc.
- Maintain accurate resident and property records
- Assist in Reviewing resident service requests, set up work orders, and follow-up with residents or builders and warranty company until work is complete
- Responds to resident requests promptly and courteously and provides solutions to resolve resident issues
- Assists in preparing all paperwork specific to new and renewal lease agreements
- Determines lease renewal rates and assist in delivery of renewal letters to secure renewals
- Reviews resident files and accounting records to determine unpaid and/or late fees owed, communicate with residents regarding outstanding balances, implement procedures for collecting on delinquencies, and enforce the lease to maximize revenue
- Collects, posts, and deposits rents/security deposits and other community income on a daily basis
- Leads the maintenance and management of budgeted occupancy, collections, and expenses
- Independently establishes priorities, manages time effectively, and fulfills assigned objectives and projects
- Responds to and resolves unexpected problems and handles priority changes in a fast-moving environment
- Comprehends legal documents and carry out related rent collections and lease management.
A successful candidate should have:
- An understanding of single-family property operations with emphasis on lease terms to support contract enforcement, including collections
- The proven ability to provide excellent customer service resulting in resident retention
- The ability to resolve conflicts and work with multiple property owners.
Additional notes:
- A minimum of three (3) years' experience as an onsite Property Manager or Assistant Property Manager (required)
- A high school diploma or equivalent (required)
- Real Estate License (Preferred)
Salary: Up to $40,000 plus bonuses and commissions
