Position Summary :

The Member shall be responsible to maintain budgeted occupancy for the Community by implementing an effective leasing program. The leasing program shall be in effect 24 / 7 and shall involve multiple departments. The Leasing Coordinator shall work closely with the Director of Marketing and assist in the development of specific marketing plans, assist in completing quarterly market analyses, and assist with implementing community marketing events. The Member shall develop strong relationships with an active and current resident lead base that will eventually lead to leasing apartments and potential residents moving into the community. This position will be responsible to assist in the development of all marketing and collateral materials and promotional activities / events to further the goals of Artgan . The Member shall be responsible for maintaining the integrity and standardization of corporate standards. This Member may be responsible for conducting tours and acting in the place of the Marketing Director during the Marketing Director's absence. Will be responsible for logging marketing / leasing information in Sherpa.

All Leasing Coordinators of Artgan communities are key Member members, maintaining full accountability for fulfillment of the mission of Artgan at their respective communities. Listed below is an outline of the essential job function requirements. This listing of essential job function expectations in no way implies that a Member is expected to do the physical abilities specified on a daily basis. It is simply a definition of the physical expectation requirements should the need arise. All newly hired Coordinators of Leasing are expected to be able to meet or exceed the essential job function requirements.

Be a team player and behave in a professional manner at all times while in the course of employment and / or on the community premises.

Avoid sharing personal information with residents and / or their family members.

Physically able to lift up to 35 pounds on a frequent basis and 70 pounds on an occasional basis.

Physically able to carry up to 10 pounds on a frequent basis and up to 35 pounds on a rare basis for up to 100 yards.

Physically able to stand and walk up to 95% of the workday.

Physically able to sit up to 95% of the workday.

Physically able to drive for long periods of time.

Have a current State driver’s license and automobile insurance.

Have reliable and insured personal transportation (such as a car, van, SVU, etc).

Physically able to climb stairs and climb onto and off of a three-step stepstool.

Physically able to twist, bend, stoop, crouch and kneel occasionally to frequently throughout the workday.

Physically able to handle, grasp and reach occasionally to frequently throughout the workday.

Able to hear and speak English as necessary to communicate with residents, prospective residents and their families, coworkers, visitors, and guests.

Able to see as necessary to do the job safely.

Be honest, trustworthy, patient, dependable, and courteous.

Have the ability to work well with others and be able to follow instructions (oral and written) accurately, timely and efficiently.

Maintain a professional appearance while on-site and / or in the course of employment.

Be drug and alcohol free and have a clean police record. May be subject to random or specified drug and alcohol screening (see Member Handbook).

Be free of communicable diseases.

All Members are required to be awake and alert during their entire work shift. Sleeping on the job site is unacceptable, even in Community break rooms.

Members may be paid for meal breaks when they are required to be on-call, such as night shift or Members accompanying residents on outings. Members who are paid for lunch periods due to being on-call during lunch and breaks may not leave the Community during paid break / mealtimes. If this paid meal break occurs during a resident outing, the Member must stay with the residents during the paid meal break.

Duties and Responsibilities :

Listed below is an outline of the duties and responsibilities that the Member may be required to perform. This listing of expectations is not to be construed as an all-inclusive list and in no way states or implies that these are the only duties the Member will be required to perform.

Works with the Director of Marketing or Executive Director to develop and document a marketing plan with associated goals and objectives that supports the overall mission of the community and strives to achieve full occupancy levels.

Establishes priority activities and sets targets to achieve the established goals and objectives of the marketing plan. Creates schedules that outline the daily routines and timing of these activities.

Is responsible for assisting new residents and their families in understanding the lease of their apartment, initiating the leasing process, and readying for the resident's move in date in conjunction with the Director of Marketing or Executive Director.

Meet all Sherpa leasing goals including developing independent marketing leads, tracking all marketing progress in Sherpa (at least 25 hours per week), having a 50% conversion to tour rate for prospects, and having a 35% tours to move in conversion rate.

Reviews the marketing operating budget to insure compliance with established budget limits and that limits are not exceeded.

As requested, creates marketing / leasing reports and associated statistics that convey the status of marketing efforts and the tracking of sales. May be asked to assemble information that provides the means to analyze the effectiveness of the marketing plan.

Receives incoming inquiries on the community and arranges for and conducts appropriate tours of the community for individuals, families, professionals and community groups.

Evaluates, in partnership with the Director of Marketing, the Executive Director and Resident Services Director, prospective residents for suitability to the community.

Assists Marketing Director or Executive Director to oversee all of the admission procedures for new residents. This includes explaining all admission forms and agreements, obtaining signed contracts, processing all necessary paperwork, escorting new residents to their rooms and introducing new residents to community staff.

Education and Special Requirements :

At least one year previous experience in sales with a proven history.

Strong ability to develop appropriate sales relationship with potential clients quickly and be a great “listener.”

Possess an upbeat, positive, flexible, and enthusiastic personality.

Professional in dress and presentation.

Conceptual thinker who is highly creative.

Proficient computer skills utilizing Microsoft Office, Excel, and Adobe.

Promotes the Artgan philosophy of “Celebrating the Art of Life!”

Able to fluently speak, write, read, and understand English to communicate effectively both verbally and in written form.

Self-motivated and have excellent organizational skills as well as the ability to prioritize projects and objectives while meeting deadlines.

Great listener.

Have the ability to teach, make oral presentations to individuals and groups, and have effective written communication skills.

Have a history of acceptable job performance.

Marketing / leasing experience a plus.

Prefer previous experience in a health care or elder care setting.

Professional appearance and excellent work habits / work ethic.

Possess the ability to acquire and retain ongoing industry related knowledge and a working understanding of federal and state rules and regulations governing boarding homes, assisted living, memory care and independent living communities.

Have excellent problem identification and resolution skills.

Display a genuine interest in the needs of the aged.

Able to relate positively, effectively, and appropriately with residents, families / surrogates, community members, contractors, and all levels of personnel.

Demonstrate integrity, imagination and initiative while showing appropriate manner and conduct.

Ability and desire to relate well to people of varying backgrounds, abilities, and expectations.

Have required background check with no convictions in violation of applicable state / federal laws and no disqualifying events.

Understand and work at all times with Standard Precautions and prevent the spread of infections and disease.

Become familiar with and follow community standards, policies, and procedures.

Able to work independently, make appropriate decisions in emergencies and safeguard resident safety and wellbeing while on duty.

Attend mandatory meetings and in-services.

May be subject to falls, exposure to odors, etc. including the potential exposure to HIV and Hepatitis B viruses.

The Member may be exposed to resident's and prospects domestic pets (dogs, cats, birds, etc.).

May be required to have a negative COVID-19 test on file.
