Market Sales Manager Position Overview
The Market Sales Manager plays a pivotal role in leading and managing the daily operations of the Auben Realty Sales Team within the local market. The position is focused on internal metrics including driving financial performance, recruiting and retention, external branding, and business development activities within the local market. The ideal candidate will have a desire to work within a fast-paced growing environment, a passion for the real estate industry and working with investment centric clients, the ability to take ownership of their individual market and team, and a positive, team-oriented leadership style.
Functional Responsibilities
- Team Development : Build and develop the Sales Team to meet the Market's needs, including recruiting and onboarding new REALTORS, retention of existing REALTORS, seeking business development opportunities, networking, and brand development for Auben within the market.
- Training & Oversight : Provide daily oversight, training, and professional development for REALTORS.
- Goal Setting : Establish and monitor Sales goals for the Market, including Gross Sales Volume, GCI Goals, Individual Sales Agent Goals, Recruiting and Retention Goals. This position works closely with the Property Management team of Auben Realty by working with the Market Director to increase Assets Under Management (AUM) and other measurable metrics.
- Team Expansion : Proactively expand the Sales Team in response to Market conditions and needs analysis.
- Budget Management : Actively manage and monitor the Sales Department Operating Budget for the Market.
- Compliance : Ensure legal compliance in all aspects of Sales operations.
- Collaboration : Work closely with the Sales Director and / or Market Director to drive new business opportunities. Work closely with other departments of Auben Realty to represent your REALTOR team’s needs and ensure support. Collaborate with other Market Sales Managers weekly to share best practices and updates on recruiting, retention, and production.
- Inventory Management : Oversee real estate inventory in the Market for Sale, Acquisitions, Lease, and Management. Provide monthly data to the Sales Director such as DOM, Average Sales Price, Year over Year statistics, DFTs.
- Increase Out of Market Referral Program : Working closely with the Sales Director, increase awareness and mindfulness of out of market business referrals, implementing the process of placing them with referral partners and following the transaction to closing to ensure transaction is complete.
- Core Values Alignment : Ensure that all Sales Team members uphold the 5 Core Values of Auben Realty.
- Policy Implementation : Assist the Sales Director in implementing Operational Policies and Procedures within the sales team and property management team.
- Continuous Improvement : Support the Sales Director in the ongoing development of the Sales Structure in the Market.
- Systems and Processes : Maintain accurate and current business information in company programs.
- Meeting Leadership : Organize and lead Auben Sales Team meetings for the Market, including weekly / monthly meetings, coaching sessions, and networking events.
- Networking and Community Involvement : Plan, execute, and attend networking events on behalf of Auben Realty in the Market. To include REALTOR Association events, Building Industry events, Investor Meetings. Advise leadership on best opportunities for community involvement.
Competencies
Professional Associations :
Active in local, state and National Board of REALTORS and National Building Industry Association is a plus.
Position Requirements :
Must have a current Real Estate Broker License
Experienced in Real Estate Sales and Management
Ability to communicate the Auben Realty USP and identify other prospective agents.
Ability to lead a market team without daily oversight
Excellent presentation skills : ability to present to a large and diverse audience, as
well as a small group.
Ability to identify, analyze and solve problems quickly.
