Position Overview:
Auben Realty is rooted in the real estate industry. We are seeking a self-starter, dedicated person to join our project management team. The individual will inspect homes at time of move-out and follow the property through the entire project management life cycle. Auben’s Project Manager/Inspector will provide detailed scopes of work and recommendations to investors—to maximize property profitability and preserve the long-term functionality of real estate assets.
Education Requirements:
- High school diploma or equivalent
- Associate degree is strongly preferred
Qualifications:
- Ultimate subject matter knowledge---Constantly seeking the ideal balance of price, quality, and timeliness for Auben turnover and renovation projects.
- Logistic proficiency---Focused on quick response times to minimize vacancy loss and maximize profitability for owners.
- Analytical---Determining the proper renovation for the rental rate, area, and investor profile.
Essential Job Functions:
- Oversee and perform necessary inspections to facilitate properties through the project management life cycle.
- Prepare scopes of work to make properties rent ready, and corresponding recommendations which promote asset preservation.
- Oversee the bid process of all turnover and renovation projects within the assigned portfolio.
- Seek work approval and secure funds from investors prior to project start dates.
- Manage in-house teams and hire partners in the completion of projects within time and spending budgets.
- Seek new trade partners, contractors, and vendors to handle project management business in the market.
- Assist in the procurement of materials for all assigned projects.
- Provide input on construction methods, best practices, and safety.
- Work with the property management team to rent properties on schedule with days on market (DOM)—minimizing length of vacancy.
- Perform property inspections including Move-In’s, Move-Out’s, Periodic, Takeover, etc.
- Assist the Property Management team with handling emergencies and/or large maintenance work orders.
- Stay current on subject matter trends, technology and operational efficiencies and implement when appropriate.
Work Environment: Position is primarily located in a well-lit office environment.
Equipment Operated: Standard office equipment including computers, fax machines, copiers, telephone, calculators, etc.
Mental/Physical Requirements: While performing the duties of this job, the employee is regularly required to talk or hear. The employee is primarily sitting at a desk utilizing a computer.
