What You’ll Do:
- Oversee all maintenance and facility operations, including handling work orders and preventative maintenance tasks.
- Perform hands-on maintenance work as needed, including HVAC, plumbing, electrical, and general repairs.
- Maintain proper groundskeeping to keep the property in top condition.
- Order and maintain supply stock for efficient operations.
- Monitor and ensure timely completion of work orders and accurate reporting.
- Ensure exterior cleanliness and strong curb appeal for the property.
- Coordinate with vendors and contractors for specialized repairs and maintenance projects.
- Oversee third-party vendor work to ensure high-quality results.
- Work closely with the General Manager to facilitate apartment turnovers and move-in readiness.
- Respond to building emergencies such as floods, fires, or mechanical failures.
- Ensure the property meets brand and company standards at all times.
- Be available for on-call situations as needed.
- Participate in hiring, training, and mentoring facilities staff, including maintenance and groundskeeping teams.
- Provide ongoing coaching and performance feedback to your team.
- Ensure all daily checklists and tasks are completed by facilities staff.
- Maintain accurate maintenance logs and reports for the General Manager and Corporate Office.
- Ensure compliance with safety regulations and company policies.
What You Bring to the Team:
- 5 years of experience in real estate or multifamily maintenance.
- 3 years in a supervisory role leading a maintenance team.
- HVAC & EPA I & II certifications (CPO certification a plus!).
- Strong skills in plumbing, electrical, HVAC, and general maintenance.
- Knowledge of preventative maintenance best practices.
- Ability to prioritize tasks and manage time efficiently in a fast-paced environment.
- Excellent communication and problem-solving skills.
