POSITION SUMMARY

Responsible for directing 2 Pre-Construction Specialists, 2 Senior Drafters, in the Store Development process.

The scope of work listed below will encompass opening at least 150 new stores in the United State or Puerto Rico, as well as all Mega Hub stores, Hub stores, expansion stores, and relocation stores as defined in the fiscal year Plan.

KEY RESPONSIBILITIES

Responsibilities occur throughout 3 phases of the Store Development Process:

Responsibilities Prior to Real Estate Approval:

  •  Provide preliminary permitting/governmental fee cost estimates to the Real Estate department to be incorporated into the Real Estate pro forma review prior to presentation at the Real Estate Approval meeting. 
  • Review preliminary site lay-outs and preliminary fixture layout plans to assist the Real Estate Department prior to presentation at the Real Estate Approval meeting.

Primary Responsibilities after Real Estate Site Approval:

  • Review all required DSUMMARYue Diligence (Surveys, Geotechnical Reports, Environmental Reports, etc.) for potential issues with regards to site and building constructability, potential cost overruns or environmental issues that may affect the development process or contract time frames. 
  • Coordinate with the Due Diligence Manager, Geotechnical, or Environmental engineers to develop a best plan of action to ensure the most cost effective design solutions. 
  • Ensure site plans and fixture layouts provided by the Merchandising team meet the intent of the plans that were approved at the Real Estate Approval Meeting. If any changes occur, communicate and obtain approval for those changes.
  • Coordinate with the Transportation department to ensure that all new sites are accessible to deliveries.
  • Obtain and review proposals prior to selecting the appropriate consultants/expeditors to aid in the design and permitting of all new stores. Direct the Pre-Construction Specialist to write purchase orders for those services as needed.
  • Direct our team in obtaining all municipal and governing agency approvals on all new stores, hub, mega hubs, expansions, and relocation stores in their region (when necessary attend Planning Commissions, Design Review Committees, neighborhood associations, etc.), ensuring code compliance with all required approving authorities.
  • Oversee the production of all architectural required drawings, as well as all the management of the various consulting engineers (Structural, Civil, Electrical, Mechanical, etc.) to ensure AutoZone standards are maintained prior to submittal to the various municipal approving agencies. Also ensure scheduling is maintained from all parties involved to ensure we will be able to meet our fiscal year store opening commitments.
  • Review and ensure the steel joist manufacturer shop drawings reflect the structural engineer of records design and that there is not any conflict with the AutoZone standards. Ensure the shop drawings are submitted and approved by the various municipalities. 
  • Manage the various Real Estate Developers consultants to ensure their construction documents meet AutoZone standards and monitor their contractual permitting responsibilities as defined by the AutoZone contract.
  • Review dry utility initial designs to ensure our electrical, telephone and natural gas services are provided by utility companies. Assist Construction with any field revisions requested by the utility companies. 
  • Responsible for ensuring Design Exchange bid set includes all permitted and engineered construction drawings and bid documents required. Respond to any Requests for information (RFI’s) from bidding contractors during the bid process and coordinate any revisions that may be needed that stem from the RFI’s.
  • Responsible for Pre-Construction final project budget numbers and update Contract Pro forma, if needed, prior to construction contract being signed.
  • Initiate the Commit to Close (CTC) form for circulation to the Construction department, once a comfort level for obtaining building permits has been obtained. 
  • Ensure the General Contractor has any supplemental documents, requested by the permitting agency at building permit acquisition. (Special Inspection forms, Insurance requirements, Licensing, bonds, etc.).

Primary Responsibilities after Construction starts:

  • Review and provide solutions to the Construction department regarding field issues that arise during the construction process. (Inspector change requests, fixture layout changes, utility changes, environmental issues, etc.)
  • If necessary, reengage city officials and or consultants to obtain any required re-approvals in a manner to minimize the impact on the store opening critical path.
  • Ensure any drawings which have been modified are issued to the Construction team as a Revision. 

         Additional General Department Responsibilities:

  •  Manage and control costs of the annual Pre-Construction budget throughout the fiscal year
  • Ensure that our Joist manufacturers shop drawings are delivered to the Structural Engineer of record for review and approval. Ensure shop drawings are submitted to approving agencies for review and approval.
  •  Ensure the Pre-Construction team has incorporated all National Sign Manager exterior sign recommendations into the construction drawings. .
  • Review and approve any check requisitions for all fee payments, bonds or letters of credits as needed for each project.
  • Maintain and update Store Development department tracking system dates forecasting all project critical path dates related to Pre-Construction responsibilities. (RE exchange, Permit applied, Permit ready, Design review, Design exchange, Commit to Close)
  • Mentor Project Specialists and Senior Drafters

Additional Cross Functional Store Development Responsibilities:

  • Attend and participate in weekly cross functional Pipeline Meeting with Real Estate, Pre-Construction, Legal, Escrow and Construction to discuss all critical path dates and issues for resolution in order to achieve the forecasted store opening expectations outlined per the fiscal year Plan.
  • Attend and Participate in weekly cross functional Pre-Con Review Meeting with Real Estate, Pre-Construction, Escrow, Construction, Support, and Maintenance after Real Estate contract and due diligence has been obtained, prior to starting Pre-Construction process. Meeting identifies due diligence results, contract deadlines and obligations, pro forma review and update due to any financial changes identified after the Real Estate approval, or any other issues that need attention prior to moving forward with development. 

 EDUCATION AND/OR EXPERIENCE

  • Five to seven years experience
  • Project Management, Real Estate Development, Architectural Design Experience
  • CAD, Excel, Word, AutoCad
