The Role:
The Leasing Manager position at Avanath is a key role requiring high integrity, ethics, and strong sales and marketing skills. The role involves direct and continual contact with prospective and current residents, and it is crucial to maintain non-discriminatory rental and leasing practices. The Leasing Manager is expected to lead by example, maintain above-average closing ratio success, and provide appropriate supervision to Leasing Professionals and quality feedback to supervisors.
The Leasing Manager is primarily responsible for supporting and managing all aspects of the community leasing process. This includes actively leasing, developing, and implementing appropriate sales strategies and practices based on the community's needs, determining community sales goals, and motivating, coaching, and monitoring the performance of sales associates to achieve community and organizational goals. The Leasing Manager's focus on community engagement ensures that our current and prospective residents feel connected and involved in their living experience.
The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

Responsibilities include interviewing and training associates; planning, assigning, and directing work; appraising performance; rewarding and disciplining associates; addressing complaints and resolving problems. Assumes responsibility for property operations when scheduling, which results in the Leasing Manager being the senior management staff person on-site.

- Passion for providing exceptional customer service.
- The individual must have a minimum of one year of experience in property management in a leasing role. The Leasing Manager should also have experience coaching, mentoring, or training others.
- High School diploma or equivalent (GED required).
- 2 years of sales management experience in multi-family or related property management, retail, hotel reservation/front desk, or another field.
- Low Income Housing, Tax Credit, HUD, and local voucher-based program experience highly desired.
- Bilingual (English & Spanish) highly desired.
- Thrives in a fast-paced environment.
- Flexible schedule that may include evenings and weekends.
- Solid computer knowledge, Windows (Word, Excel,) internet and e-mail
- Working knowledge of Yardi Voyager Property Management software
- The Key Accountabilities listed below represent the leasing manager's overall responsibilities. Additional duties or responsibilities may be assigned.
- Understand the community's budgeted occupancy, rents, and leasing needs and set appropriate weekly and monthly leasing goals for the leasing team. Track, monitor, and report progress and overall performance.
- Proactively manages the sales process by converting prospect leads into leases, assists with move-ins, lease renewals, and move-outs, ensures that all lease information is accurately and timely recorded according to policy, and leases apartments as needed.
- Models effective leasing and sales behavior, professionally presents and educates (prospective) residents on layout, amenities, design, and features of the community and brand, as well as the surrounding area/neighborhood, and conducts tours as needed.
- Review traffic and online guest cards with Leasing Professionals to ensure proper follow-up is achieved.
- Monitors and analyzes various operations reports, such as the Weekly Boxscore and Market Surveys, to assess the marketing plan's effectiveness and communicate results to their leadership.
- Ensures appropriate resolution of customer service issues and empowers effective sales and customer service interactions that result in high levels of customer loyalty and satisfaction as measured by prospect and resident surveys
- Provide pricing recommendations to the Senior Community Manager and assist in completing the Market Survey Reports, which the management team will use to assess the community's competitiveness.

- Follows and reinforces all applicable Mandel policies and procedures and ensures compliance with federal, state, and local laws as needed, specifically Fair Housing
- Conducts one-on-one meetings with leasing professionals on a daily/weekly basis to review performance and discuss successes and opportunities, as well as weekly sales meetings to review performance and set expectations.
- Assumes responsibility for the overall marketing effort, including effective programs to increase customer traffic and enhance relationships with current residents, including retention of residents.
- Ensures that the make-ready units, common areas, and models are in excellent condition according to company standards.
