The Regional Director supervises site management activities within the Operations Department. This role supports Avanti’s strategic and operational objectives by ensuring maximum occupancy, successful residency, and asset preservation. Areas of responsibility include monitoring market conditions, resident relations, controlling property-specific budgets, monitoring payroll and overtime, assisting with revenue management strategies, hosting weekly/monthly meetings with the portfolio, conducting quarterly audits, reviewing and approving bonus workbooks and financial reports, visiting sites assigned to the portfolio, and retaining residents by providing superior customer service. The Regional Director oversees the work of property management staff and performs technical tasks relative to the assigned areas of responsibility.
What You’ll Do…
- Assume responsibility for property management activities and operations such as fiscal management of assets, occupancy, resident relations, and collaboration with maintenance functions for assigned properties. Collaborate with Maintenance and Resident Services departments to plan, organize, monitor, and implement programs such as preventative maintenance and resolution of resident complaints.
- Participate in developing and implementing assigned property management programs' goals, objectives, policies, and procedures.
- Direct, coordinate, and review work plans for assigned associates. Meet with associates to identify and resolve challenges, assign work activities and projects, monitor workflow, and review and evaluate work performance, methods, and procedures.
- Select, train, motivate, and evaluate assigned personnel. Provide or coordinate staff training, work with employees to correct deficiencies, and/or implement discipline and termination procedures.
- Participate in the development and administration of assigned property budgets. Forecast additional funds needed for staffing, equipment, materials, and supplies. Monitor and approve expenditures as per SOP guidelines.
Requirements
What You Need to Succeed…
- Bachelor’s degree in property management, real estate, business administration, business management, or related field preferred.
- 5 years of experience with increasing responsibility of property management required.
- 5 years of supervisory responsibility required.
- 2 years of experience managing a portfolio with a minimum of 1000 multi-family units preferred.
- CAM license preferred.
- Proven leadership skills necessary to direct all aspects of property management operations and staff.
- Ability to create and monitor property budgets and prepare clear and concise financial reports.
- Proficient computer skills, including knowledge of property management software, preferably Yardi.
- Excellent written and oral communication skills. Ability to draft email messages as well as correspondence professionally, clearly, and concisely.
- Excellent team management skills. Ability to train, mentor, and coach all assigned CMs to collaboratively reach the community’s goals.
- Able to review, create, and interpret financial reports and budgets.Pass criminal background screening prior to employment.
- Possession of a valid driver's license and up-to-date vehicle insurance OR reliable transportation is required.

Salary : $120,000 - $140,000
