Position: Leasing Consultant
We are seeking an experienced and dynamic Leasing professional to lead the lease-up of a
newly developed apartment building. The ideal candidate will be responsible for managing all
aspects of leasing, from marketing available units to closing lease agreements, while ensuring
high occupancy rates and tenant satisfaction. This is an exciting opportunity to contribute to the
success of a new project and be a key player in achieving full lease-up within a target time
frame, with potential future growth opportunities once stabilization is achieved.
Responsibilities
Leasing & Sales:
● Leasing Strategy: Execute the company’s comprehensive leasing strategy to achieve full
occupancy of the building within a specified time frame.
● Leasing Tours: Conduct property tours with prospective tenants, highlighting the key features
of units and amenities while providing exceptional customer service.
● Lead Generation: Actively generate and follow up on leasing leads through online marketing
platforms, social media, referral programs, and partnerships with local organizations.
● Negotiations: Negotiate lease terms, ensuring terms are aligned with company policies and
competitive market rates, while addressing tenants’ concerns.
● Lease Execution: Manage the entire leasing process from inquiry to signing lease
agreements, conducting background checks, credit checks, and other screening procedures.
Marketing & Outreach:
● Property Marketing: Create and manage marketing campaigns, including listing on popular
rental platforms, email newsletters, social media, and other conventional advertising
strategies.
● Open Houses & Events: Organize open house events and promotional activities to attract
prospective tenants.
● Market Research: Conduct regular research on market trends, local competition, and rental
rates to stay competitive in pricing and offerings.
Tenant Relations & Retention:
● Move-In Tenant Inquiries: Respond to all inquiries via phone, email, and walk-ins, ensuring a
timely and professional follow-up.
● Tenant Communication: Serve as the main point of contact for tenants throughout the leasing
process, answering questions and assisting with the move-in process.
● Resident Retention: Establish strong relationships with new tenants to encourage lease
renewals and long-term occupancy.
Administrative Duties:
● Lease Documentation: Prepare and maintain accurate leasing documentation, including
lease agreements, application forms, and legal paperwork.
● Reporting: Track leasing progress, prepare reports on occupancy levels, rental income, and
leasing activities, and present findings to management.
● Compliance: Ensure all leasing activities are compliant with local laws, fair housing
regulations, and company policies.
Qualifications
● Experience: Minimum of 3 years in sales, and leasing experience in residential properties, preferably in a lease-up environment.
● Education: High school diploma or equivalent (required); Associate’s or Bachelor’s degree in
real estate, marketing, or a related field (preferred).
● Licensing: Active Real Estate License.
● Skills: Strong negotiation skills, sales-oriented mindset, excellent communication and
interpersonal abilities, and proficiency with leasing software and CRM platforms.
● Knowledge: Familiarity with local rental market trends, fair housing laws, and lease
agreements.
● Technology: Proficient in property management software, Microsoft Office Suite, and online
marketing platforms.
