Job Responsibilities for Porter/Maintenance Technicians at AVE:
Porter/Maintenance Technicians are a hybrid position and responsible for maintaining AVE Brand Standards of cleanliness and presentation, as well as performing routine and preventative maintenance tasks.
- Clean designated assigned common areas. This includes but is not limited to sweeping, mopping, vacuuming floors, dusting, polishing furniture, cleaning glass, etc.
- Troubleshoot/repair resident service requests and perform various maintenance functions including but not limited to: painting, caulking, HVAC repairs, lock repairs, window/door repairs, electrical repairs, appliance repairs, preventative maintenance, and changing light bulbs, filters, batteries, etc.
- Maintain property exterior maintenance and presentation. This includes but is not limited to watering flowers, leaf clean up, cleanliness of breezeways, trash pick-up, etc.
- Assist maintenance with suite turn over and work requests. This includes but not limited to changing light bulbs, painting, caulking, shampooing carpet, furniture placement, replacing HVAC filters, etc.
- Maintenance Coverage after hours - Porter/Maintenance Technicians execute on call rotation schedule to handle service requests outside of normal business hours.
- Property Emergencies - Porters are responsible for emergencies that may arise outside of normal business hours. I.e. flood, fire, power loss, etc.
- Snow Removal - responsible to make sure property is always clear and accessible during snow falls.
Job Requirements for Porter/Maintenance Technicians at AVE:
- Minimum of one to two years of janitorial and/or maintenance experience, i.e. plumbing, electric, carpentry, appliance repairs, etc.
- Demonstrated strong guest service skills
- Demonstrated energetic, self-motivating and "can do" positive attitude
- High-level cleanliness and presentation standards
- Must have reliable source of transportation for required on-call rotation and property emergencies that may occur outside of normal business hours
Must be available to work the required full-time schedule of Tuesday through Saturday.
Compensation
- $17-$20/hour
Individual compensation decisions will vary as the hourly base compensation range provided is approximate and determined by a variety of factors including but not limited to experience, qualifications, education, and geographic location. AVE also offers additional bonus potential paid out on a monthly and/or quarterly basis (dependent upon the position), which is not included in the base compensation range listed above.
