Job Description:
We are seeking an experienced Maintenance Operations Manager to join our team. In this role, you will oversee the day-to-day maintenance operations and physical upkeep of assigned properties, ensuring compliance with Avenue5 policies, local, state, and federal regulations, and risk management programs.
Key Responsibilities:
- Manage maintenance teams to ensure daily tasks are completed efficiently.
- Review and track service request progress, identifying chronic maintenance issues.
- Respond to maintenance-related issues in a timely manner, maintaining a professional demeanor.
- Perform various maintenance functions, including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance.
- Conduct proactive preventative maintenance activities, such as siding, painting, lighting, sprinkler, pool, golf-cart, elevator maintenance.
- Verify work order accuracy, ensuring timely completion to company standards and resident satisfaction.
- Daily inspect property grounds, buildings, and common areas to maintain safety and cleanliness standards.
- Oversee emergency situations, such as snow and inclement weather emergencies, fires, and floods.
- Promptly communicate with supervisors and property managers regarding maintenance issues.
- Adhere to local, federal, state, and company safety requirements.
