The Maintenance Technician will maintain and repair physical structures and utility systems of the community and maintain the grounds. The Tech will install, service, and repair mechanical equipment (i.e. electrical, plumbing, HVAC, appliances), complete apartment turns in a timely fashion, conduct safety inspections, respond to calls, and be an asset to our community and residents. This position reports to the Maintenance Superintendent.
Shift Details:
We are currently searching for a Maintenance Technician to primarily work day shift during the week, but share in on-call rotation.
Primary Responsibilities:
- Maintain a positive working relationship with all residents, resident family members, and associates.
- Maintain a high degree of resident, family and guest satisfaction and retention through consistent delivery of high-quality services.
- Effectively and appropriately communicate with each co-worker and community leader.
- Maintain a positive, professional image with the community.
- Perform routine preventative maintenance, as directed by supervisor.
- Empty/collect trash throughout the community.
- Move furniture, equipment, and assist residents with moving needs as assigned.
- Assist with grounds care as necessary, such as weeding in the summer or snow removal in the winter, refuse pick-up, and all outside appearances.
- Demonstrate regular and reliable attendance and complete all required training.
- Perform work orders as assigned, including minor building and equipment repairs and record accurately in system.
- Preventative maintenance; including inspections, completing gauge and compliance logs, regular HVAC filter cleaning and replacement, maintaining drains, access areas, grease traps, garbage cans, cooling tower and mechanical rooms.
- Follow the policies and procedures of Aviva Senior Living.
- Complete and adhere to all other tasks and responsibilities set by the direct supervisor.
Qualifications, skills, and abilities:
- At least 2 years of progressively responsible experience in the industry or related field, such as apartment or hotel complex experience.
- Basic electrical, plumbing, drywall, painting, carpentry and HVAC skills.
- Ability to read and write, follow written and oral instructions, and communicate effectively in English.
- Ability to meet the physical requirements of the position including lifting, climbing, carrying, stooping, significant walking and other physical movement typical of a maintenance technician position.
- Ability to work with the elderly in a courteous and friendly manner, demonstrating respect, patience, and compassion and be able to maintain their rights including confidentiality of any health or personal information.
