The Position:

We are hiring for a skilled and people-focused Community Director to join our mid-rise, affordable community - Polaris at Together Center, located in Redmond, WA. As the Community Director, you will be responsible for building a strong rapport with our residents, prospects, Portfolio Manager, and on-site team. In this role, you will be responsible for the overall operations of the community while maintaining the maximum revenue potential of the property. 

  • Manage, lead, develop, and motivate a high-performing office team.
  • Create and maintain a community culture focused on enhancing our residents’ way of life while providing excellent customer service and a supportive home environment.
  • Provide continual training and performance evaluation of associates you supervise.
  • In partnership with the Maintenance Supervisor, hold morning stand-up meetings for the entire office and maintenance team.
  • Establish and maintain the best possible occupancy and revenue potential of the apartment community.
  • Manage daily operations of the property to achieve financial goals and budgets.
  • Support the community by hosting and participating in resident events and activities.
  • Participate in sales programs, tours, and leasing activities while building strong rapport with current and prospective residents.
  • Be knowledgeable about the best sources of advertising/marketing for your apartment community.
  • Ensure timely collection of rents and other income due.
  • Ensure associates are fully trained and knowledgeable of rental application process, accurate file record keeping, and implementation of policies and procedures.
  • Ensure a thorough application, background check, credit check, and compliance certification are completed on all prospective residents and that they are approved prior to move-in.
  • Maintain accurate records, including leasing records, rentable items, resident and property activities, etc.
  • Ensure the physical well-being and curb appeal of the community– including daily inspections of the common areas, grounds, and parking lots for maintenance and safety, ensure units are in market-ready condition, etc.
  • Assist residents with the reporting and recording of maintenance needs.
  • Keep an active gauge on local market conditions and availability– maintain familiarity with the competition and surrounding area of the community, identify areas of improvement and make strategic recommendations.
  • Exercise sound judgment regarding property expenditures and ensure accurate review and timely submission of all invoices.
  • Take a proactive approach with vacancies by achieving timely unit turnover in partnership with maintenance supervisor and implement a marketing program that will pre-lease apartments.
  • Ensure timely service and enforcement of evictions for non-payment of rent and violation of the community rules and regulations.
  • Process move-outs, ensuring collection of rents through vacating date, timely vacating, inspection of all vacated apartment for accurate costs of turnover, timely turnover, and processing of security deposits by state required deadline.
  • Prepare weekly reports, month-end reports, and financial variance reports.
  • Assist Portfolio Manager with annual budget preparation and other various tasks as requested.
  • Comply with all company policies/procedures and Fair Housing Laws.

What We Are Seeking:

A professional, relationship-focused Community Director who can effectively carry out the daily operations of the community while leading a team and building rapport with residents.

  • Must be a team player who takes a “we over me” approach to building and sustaining relationships with others.
  • Experience developing and leading a high-performing team.
  • Must be determined, ambitious, and self-motivated.
  • 2 years’ experience in a similar leadership role within multifamily property management.
  • Familiarity with affordable housing programs (LIHTC, HUD, etc.) is strongly preferred.
  • Understanding of financial statements, budgets, invoicing, etc.
  • Excellent communication skills; must be proficient in speaking, reading, and writing in English.
  • Strong computer skills, including MS Office, property management software (i.e., Yardi, On-Site), and CRM solutions.
  • Willingness to work evenings and weekends as necessary.
  • High School diploma or equivalency certificate.
  • Valid driver’s license and insured, operable vehicle.

 Compensation and Benefits

  • Competitive pay starting at $38.00-$42.00 per hour (based on experience).

Physical Requirements:

  • Sitting: 3-7 hours/day.

  • Lifting: 10-25 lbs. occasionally.
  • Endurance: light to moderate energy.
  • Manual Dexterity: frequent fine motor skills.
  • Near Vision: minimal near vision.

Environmental and Safety Factors:

  • Weather: work is primarily indoors in a temperature-controlled office environment with occasional exposure to outdoor weather conditions, including uneven and slippery surfaces.
  • Noise: frequent exposure to typical office environment noise levels including conversational voice levels; infrequent exposure to high-volume office equipment (e.g., shredder).
  • Pace of Work: great, multi-tasking/pressure paced environment.
  • Driving: exposure to environmental and safety conditions related to operating a motor vehicle, including the possibility of bodily injury related to motor vehicle collisions.
