Kitson & Partners, developers of America’s first solar town with 18,000 acres of land under development in SW Florida, is growing fast and has an excellent opportunity for an experienced Manager - Commercial Construction to join our Babcock Ranch team of dedicated professionals. The Manager - Commercial Construction is responsible for oversight of all commercial construction activities at Babcock Ranch, leasing new and existing commercial spaces, develop and monitor project budgets, interface with local governments and ensure projects are completed timely and in accordance with the contract. Responsibilities:
- Oversee the construction processes from conceptual estimating to completion to ensure the best possible rent commencement dates.
- Perform all tasks related to gathering the required information for third party brokers related to leasing new and existing commercial spaces in the portfolio including the review of LOI’s and assisting in the negotiating of tenant work letters.
- Create conceptual estimates for project costs and timelines for budgetary purposes.
- Implement construction activities including new developments, redevelopments of existing properties, capital improvements and tenant buildouts.
- Collaborate with brokers, architects, civil engineers, development team and property managers during all phases of the construction process including entitlements and approvals.
- Prepare RFP's, obtain and review bids and negotiate contract terms.
- Review and approve all third-party plans including the review of tenant and landlord drawings to ensure compliance with third-party end user agreements.
- Manage architects, engineers, and all required consultants to obtain necessary permits and approvals to commence the projects.
- Interface with local governments to obtain necessary approval for all development, redevelopment projects and landlord work.
- Troubleshoot design and construction issues as they arise.
- Monitor the progress of construction activities on a regular basis and provide status reports to management.
- Administer contractor and consultant contracts including documents, qualifications, bids, change orders, bonds, pay applications, invoices, NTO’s, etc.
- Coordinate warranty work, on projects managed, for one-year after completion of the work or the earlier expiration of the warranty.
Skills and Abilities:
- 7 years’ experience with construction of commercial properties
- Strong construction industry technical knowledge.
- Conscientious and detail-oriented with the ability to produce accurate and timely reports, documents and results.
- Cognizant of situations where supervisors need to become involved.
- Strong time management and prioritization skills.
- Strong analytical skills along with the ability to present in a clear and concise written or verbal format.
- Knowledge of standard computer software such MS Office, including MS Projects.
- Strong communication and interpersonal skills especially effective conflict resolution.
- Position continually requires poise, tact and diplomacy.
- Ability to prepare accurate and thoughtful budgets as well as track actual expenditures in a proactive manner.
Education and/or Experience:
- Bachelor’s in construction management is preferred as well as construction related licensing, particularly a general contractor’s license.
- 7 years’ experience in tenant coordination and project construction management experience in commercial settings.
- While not required, knowledge of Auto CAD is preferred.
