JOB PURPOSE

Commissioning agent will provide oversight of OR program requirements as specified in SOP. Assure the project conforms to contractual agreement to client within a specified period.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Work closely with PM / AE / EOR / GC to ensure project meets operational requirements
  • Monitor project tasks to maintain scope of work
  • Organize and maintain project files in eBuilder as it relates to commissioning / project
  • Scheduled Commissioning process activities and coordinate integration into project schedule as prepared and maintained by AE / PM / EOR
  • Develop Commissioning Plan encompassing project entirety
  • Develop, verify and maintain Commissioning documents including, but not limited to : (RR) Receiving Reports, (PFC) Pre-Functional checklist and (NOR) Notice of Readiness
  • Coordinate, direct and document commissioning activities in a logical, sequential and efficient manner using consistent protocols, and regular communications with all necessary parties.
  • Perform site visits as necessary to observe equipment installations, verification of document submittals, quality control of design, models and specs.
  • Accomplish a review of design intent and quality
  • Attend scheduled construction / progression meetings to maintain information on construction process
  • Organize, conduct and document periodic commissioning meetings to assist in design, coordination, scheduling of activities and resolving issues.
  • Document action items on equipment installation where necessary in eBuilder
  • Review submittals on a case-by-case basis and file documents accordingly when applicable
  • Review all reports submitted for validity including but not limited to : Submittals, Receiving Reports, Pre-Functional Checklists and all startup reports.
  • Observe and verify Owner training provided by Subcontractors on-site.
  • Respond to phone and correspondence as it relates to project commissioning to assist in on time completion of each phase / project
  • Able to assist in issue resolution and recommendations as it relates to the mechanical scope of project.

    SKILLS AND KNOWLEDGE

  • Previous Commissioning experience
  • Knowledge of construction trades requirements including ability to understand, communicate, and interact effectively with vendors and contractors.
  • Ability to perform intermediate level mathematical functions and calculations.
  • Excellent administrative and organizational skills, expert in communication, writing, and documentation abilities.
  • Strong time management & organizational skills and the ability to prioritize wisely.
  • Computer knowledge and experience with all Microsoft Office software, ability to manage online documentation of service requests, utilize document and process tracking programs.
  • JOB REQUIREMENTS

  • Education – Minimum high school graduate with continuing education in a construction or facilities related filed.
  • Experience – A minimum of 4 years of Commissioning knowledge (Preferred); HVAC knowledge minimum of 4 years (required)
  • Must be able to commute from site to site to perform commissioning tasks and participate in meetings
