What are the responsibilities and job description for the Property Maintenance position at Bal Harbour Association, Inc?
Job Summary: Property Maintenance staff perform a key support role within the community maintenance team of the Bal Harbour Inc. Homeowners Association. Staff are responsible for the upkeep and maintenance of buildings and common grounds. They work closely with other Bal Harbour staff and contractors under the supervision of the Property Maintenance Supervisor.
Key Responsibilities:
The Property Maintenance staff perform the following duties and report findings/actions taken under the supervision of the Property Maintenance Supervisor
· Perform routine maintenance tasks such as painting, plumbing and construction.
· Respond to homeowner maintenance requests and resolve issues in a timely and efficient manner.
· Inspect buildings and systems regularly for signs of damage or wear and tear
· Repair or replace faulty equipment and/or systems.
· Carry out preventive maintenance to avoid potential problems
· Assist in the cleaning and maintenance of Association buildings and common areas.
· Maintain an inventory of maintenance supplies and tools and make requests when necessary.
· Adhere to safety policies and procedures and ensure all maintenance work complies with relevant regulations and standards.
· Communicate with homeowners on maintenance issues in a respectful manner.
· May be required to respond to emergency on-call service as requested by Property Maintenance Supervisor
· Keep Property Maintenance Supervisor informed of progress of work orders and other assigned tasks.
Qualifications and Skills:
· High school diploma or diploma in a skilled trade
· Reliable and self-motivated. Reports to work as scheduled and records attendance per policy.
· Handle requests from homeowners for repairs, maintenance and other services ensuring timely follow-up and professional communication
· Proven experience as maintenance staff
· Knowledge of general maintenance processes and methods
· Excellent organizational skills are desirable
· Ability to communicate and report effectively
· Demonstrates problem-solving abilities to identify issues and participate in development of effective solutions
Physical Requirements:
· Physical stamina with the ability to manage movement and lifting of heavy objects/materials
· Ability to work in changing weather conditions and adapt to scheduling changes, when necessary.
· Ability to safely climb ladders to all higher building levels including roofs.
· Ability to safely maneuver on both flat and higher level sloped roofs
Job Type: Full-time
Pay: $17.00 - $20.00 per hour
