Job Summary : Reports to the HVAC Foreman and performs routine repairs and maintenance on heating, ventilating, and air conditioning (HVAC) systems including air distribution machinery, pneumatic and digital controls, hot and chilled water distribution and variable volume systems. Employs specially designed software and remote computer links to monitor systems and troubleshoot malfunctions.
Essential Duties, Tasks & Responsibilities : The following duties describe the essential functions of the position and are not to be considered a detailed list of all duties inherent in the position.
- Performs troubleshooting and repair of building distribution systems including low pressure steam distribution, heat exchangers, hot and cold deck systems, air handlers, and pneumatic and digital controls.
- Performs HVAC system inspections and manufacturer-recommended preventative maintenance.
- Performs major component replacement work in conjunction with central energy management and control system operators.
- Performs seasonal overhauls and instructs repair teams in transition of systems from heating to cooling and vice versa.
- Monitors and adjusts system set-points and output using remote computer links to the buildings programmable logic controls
- Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
- Performs miscellaneous job-related duties as assigned.
Qualifications :
Working Conditions and Physical Requirements : Work involves considerable exposure to unusual elements such as extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors and / or loud noises. Considerable physical activity. Requires heavy lifting, pushing or pulling required of objects up to 50 pounds. Must be capable of climbing and working from ladders. Must be able to work in confined spaces. Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions and wearing safety equipment. Must be able to work overtime when needed.
