What are the responsibilities and job description for the Apartment Maintenance Technician position at Ball Homes, LLC?
WORK HOURS:
- 8:00 am - 5:00 pm, Monday to Friday.
- Overtime as approved.
- Limited after-hours on-call, as needed.
JOB SUMMARY:
Maintain and repair rental properties to meet Ball Homes’ standards of customer satisfaction and quality. Complete work orders within set timeframes and exceed customer service expectations.
DUTIES AND RESPONSIBILITIES:
- Perform general plumbing repairs (e.g., commodes, faucet leaks, water heaters).
- Conduct pre-lease checks on vacant units.
- Complete general repairs, such as drywall and roofing.
- Handle electrical repairs (switches, outlets, GFI outlets, circuit breakers).
- Maintain and clean pool areas.
- Service appliances (garbage disposals, dishwashers, stoves, refrigerators).
- Maintain A/C units (check for leaks, change filters, clean coils).
- Organize and maintain the workshop; operate compactor, keep compactor area free of debris.
- Repair/install doors and windows.
- Conduct monthly property inspections.
- Remove snow from sidewalks, as needed- may be outside of normal work hours.
- Additional duties as requested by supervisors.
QUALIFICATIONS:
- High school diploma or GED.
- Experience with power tools and basic carpentry.
- Broad knowledge of construction and maintenance practices.
- Positive, customer-oriented attitude.
ESSENTIAL FUNCTIONS:
- Lift, carry, push, and pull heavy objects (e.g., water heaters).
- Ability to bend, stoop, kneel, crouch, or crawl in various positions.
- Work outdoors in all weather conditions.
ATTIRE:
Uniform provided. Must wear non-scuff, non-slip safety shoes, gloves, goggles, dust masks, and other necessary safety equipment.
