POSITION: Maintenance Technician
DEPARTMENT: Rental
SUPERVISOR: Maintenance Supervisor
JOB SUMMARY:
Repair and maintain rental properties and ensure that Ball Homes customers receive exceptional customer. Repair all work orders to customer satisfaction and to company quality standards within an appropriate time frame.
DUTIES AND RESPONSIBILITIES:
· Handle general plumbing issues such as commodes,stop ups, faucet leaks, clean drains, replace or repair hot water heaters,thermostats, and heating elements.
· Using the pre-lease checklist, use to go through vacant units.
· Pick up litter around grounds, check mutt mitt stations, and clean breezeways.
· Replace or maintain plumbing fixtures such as sinks, faucets, and commodes when needed.
· General repairs (i.e. drywall) as needed.
· Repair roof leaks and other water leaks.
· Replace or repair electrical switches, outlets, GFI outlets, and circuit breakers.
· Maintain pool area and keep clear of debris.
· Repair or replace appliances such as garbage disposals,dishwashers, stoves, and refrigerators.
· Purchase material as needed to complete projects.
· Install and replace gutters when needed. Place monthly stock order.
· Keep A/C units functioning. Check for leaks,change filters, and clean coils.
· Organize and keep shop clean, also run compactor.
· Repair and install doors and windows.
· Perform monthly property inspections.
· Snow removal from sidewalks as needed.
· Supervise maintenance technicians, housekeeper,and contractors.
· Other duties as needed or requested by supervisors.
EDUCATION AND SKILLS REQUIRED:
· High school education/GED
· Basic knowledge and understanding of all power tools used for advanced carpentry.
· Broad construction/maintenance background.
· Experience in construction and/or maintenance is preferred.
· Ability to positively interact with customers and/or co-workers.
· Daily interactions with tenants, co-workers, and supervisor.
ESSENTIAL FUNCTIONS OF THIS POSITION:
· Be able to lift, carry, push, and pull heavy objects (i.e. water heaters).
· Must be able to bend, stoop, kneel, crouch, or crawl in awkward positions.
· Work outside in all weather conditions.
PROPER ATTIRE:
Uniform shirts, coveralls, and jacket provided. Must wear or use non-scuff and non-slip safety shoes, leather gloves, safety goggles, dust mask, and other safety equipment as required for jobsite safety.
WORK HOURS:
8:00am until 4:30pm Monday through Friday. Overtime as requested and approved by supervisor.
