What are the responsibilities and job description for the Facilities Inspector position at Baltimore County?
Pay Schedule I, Grade 25, Regular Schedule: 35 hours per week
A vacancy exists in the Office of Budget and Finance, Property Management.

Under general supervision, inspects improvements, repairs, and construction work performed by County maintenance workers and private contractors.
- Manages the elevator program of licensing, preventive maintenance, required inspections, and service outages. This includes management of all contracts related to elevators including, elevator maintenance and TPQEI contracts.
- Responds to reported outages, including dispatching contractor, informing customers of status, inspecting contactor work during repair.
- Responds to entrapments, including dispatching contractor, informing customers of status, inspecting contactor work during repair, and receiving contractor entrapment report.
- Schedules inspections with contractor, TPQEI, Alarms group and customers.
- Ensures inspections are completed and repairs are coordinated and reinspection completed.
- Ensures forms are submitted to maintain current DLLR licensing for all units.
- Ensures contractor is performing Preventive Maintenance per the contract, and is providing the supporting forms and paperwork to meet DLLR code and ensure work is being completed.
- Inspects every unit for compliance and witness contactor work.
- Performs monthly inspections per code that are outside of contract work.
- Creates and manages work orders using the CMMS system.
- Works with contractor to develop capital improvement plan annually and performance reports.
- Develops and or reviews bid documents.
- Attends pre-bid, pre-construction, and progress meetings.
- Ensures that contractors meet predetermined schedules and deadlines.
- Works with capital section as elevator representee for renovations and new construction.
- Understands all elevator codes.
- Researches and makes aware any new codes that impact service and contracts.
- Reviews invoices and approves track annual budget for elevators and inspections.
- Manages repair work and renovations including schedules, and all construction, financial paperwork.

Possession of a high school diploma or an appropriate equivalent.

Six years' experience in building construction, building operation, building maintenance, building inspection or engineering work, two years of which involved the preparation of simple drawings and specifications.
(Additional education in construction technology or engineering may be substituted on a year-for-year basis up to a maximum of four years for the required experience.)
Licenses and Certificates
Possession of a valid driver's license equivalent to a non-commercial, class C Maryland's driver's license is required at the time of appointment.

EXAMINATION PROCEDURE
Applicants will be qualified based on an evaluation of their training and experience, as stated on their application, which includes answers to the supplemental questions. Applicants must state the dates and duties of past and present experience clearly and completely for evaluation purposes.

Medical Examination and Employment Background Investigation
Applicants selected for employment with Baltimore County must successfully complete a physical examination, drug screening and employment investigation, including, but not limited to criminal background, education certification and fingerprinting checks.
Salary : $47,865 - $55,062
