From discovering the prospective resident’s needs and matching them with the perfect apartment, to nurturing the resident experience while supporting the property’s needs; our Leasing Consultants are critical to building our apartment communities. You are the first point of contact with prospective and current residents, vendors, and other Bar Invest group associates. Responsibilities
- Perform leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospective residents, conducting community tours and showing apartments, selling the property’s features, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
- Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios and work to optimize occupancy while maximizing effective leased rent.
- Ensure the community and show apartments meet the Company’s standards for show quality by daily inspecting the marketing/leasing tour route, communicating maintenance and upkeep needs to the service team, ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.
- Respond quickly and courteously to resident concerns and questions and take prompt action to diffuse/resolve difficult situations while nurturing relationships and/or document and convey resident or other requests to the appropriate individual(s).
- Stay on the cutting edge of market conditions, traffic trends, and product knowledge in the community and competitive communities.
- Review guest cards to ensure entry into the property management software; follow-up with prospective and new residents to ensure satisfaction by making phone calls, sending email, thank-you notes, and cards or other contacts to finalize decisions to lease and/or renew.
- Update unit availability daily to provide accurate list of units available to leasing team.
- Maintain electronic resident files, ensuring completeness and accuracy of paperwork and documentation for bonus submission to the Property Manager. Be thoroughly knowledgeable about all lease-related paperwork.
- Execute and perform activities in support of the community’s lease renewal program by preparing lease renewal letters and package for residents, meeting with and contacting renewing residents in advance of move-out dates and ensuring lease renewal documents are signed and implemented on time.
- Ensure move-in appointments are completed, apartments inspected and compliant with established standards prior to move-in and schedule any outstanding item to be addressed with the service team.
- Plan, schedule, and organize resident functions as needed; assist with planning and hosting of others.
- Responsible for cultivating and managing the resident experience while supporting the property’s needs and policies.
- Participate in resident and company functions as required by Property Manager and/or the Company.
- Comply with all Bar Invest Group standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws. Adhere to and enforce the company’s personnel management policies and procedures.

Skills include an excellent ability to manage and motivate others, effective communication with current and prospective residents and vendors. Other essential skills include, but are not limited to:
- Superior sales and customer service skills. Prior leasing experience is helpful.
- Creative, motivating personality.
- Ability to manage several tasks at once while remaining detailed and well organized. Strong time management, organizational skills, and good follow through with attention to detail are skills needed to be successful in this role.

Education/Licenses:
- High school diploma or equivalent; college degree is a plus but not a requirement.
- Valid driver’s license and current automobile insurance is required; position requires own vehicle to fulfill all of job’s functions.

Attendance/Travel:
- Ability to work any of the seven days of the weeks, 52 weeks of the year. Our community staffing limitations make it critical for you to work your scheduled hours consistently as well as overtime if necessary when requested.
